Planning an addition, looking for your ideas..

We're expecting our third child in July and are trying to add an additional bedroom to our house by the end of the summer. Our current 2nd floor layout has a large master bedroom with a dysfunctional split master bath, a hallway bathroom, two good sized kids bedrooms and a fourth bedroom that is on the small side, right now we use it for weekend guests.

We have two 2-car garages (the rear one was an addition from the previous owner in the 1990's) and the space above both garages and a small laundry room and half bath on the first floor, and the way they connected the two garages resulted in an unfortunate saddle that collects leaves and snow and might start to leak soon if we don't resolve it anyway. So our thought is to add on to the house in that direction. The first two pictures show the house "currently" (I haven't figured out how to draw roofs in Sweet Home 3D yet) and the third and fourth pictures show the potential "added space" as well as potential layout concepts we are considering.

One of the main problems we are trying to figure out is if we do add on we have to sacrifice a decent chunk of one of the kids rooms to a hallway to get to the addition, so it ends up requiring configuring that room as well as the addition, and we're trying to figure out how to make the addition look original/intentional to the house while simultaneously keeping a reasonable budget that doesn't burn equity in the house.

With the addition we are trying to achieve:

Ending up with 5+ bedrooms

Moving the laundry room from the 1st floor to the second floor

Adding an office area upstairs

Adding a jack and jill bathroom to two of the bedrooms

Adding an area for a walkup into the attic, ideally real (but compact) stairs into the attic off the main hallway to store infrequently used things.. (Today the house just has an access panel in the master bedroom closet, too small to add fold down stairs to)

If possible avoid a step up or awkward transition into the addition..

Also, our backyard is a creek and woods, so any creative ways to bring in views into the rooms on the back would be appreciated.
