Comments (5)SO many things wrong with this plan! What is it that YOU like about it? On a nearly 1 acre lot, the garage could be better placed. That hall that is worrying you IS worrying! I have such a hall in my own house and it's the black hole of Calcutta both in the morning (East sun doesn't penetrate) and in the afternoon (West sun doesn't either), and I only have a small porch on the front and none on the back! The pot lights must always be on in the daytime. Your DR is way too small to be even usable. My own DR is almost 13x13 and it's too small for more than 6 people and even then, one cannot get around the table on the side that is up against the small sideboard. Eight is so crowded as to be ridiculous. But at least in my house, my kitchen is bright both morning and evening, my LR is bright in the AM (faces East), as is my library (also on the front of the house), and all 3 bedrooms have dual exposure and plenty of light, as do the bathrooms. I had a weekend in which to buy a house and we bought the neighborhood, even with some big faults in the house. It was a house built in 1948. I don't regret purchasing this house, but I sure would never build it the same! You can do so much better than this plan....See MoreHas anyone on here built the Frank Betz Jefferies and Bowman Plans?
Comments (2)Save yourself money and a headache by NOT BUYING STOCK PLANS ONLINE. These plans fail to take into account your actual lot and your home needs. You'll spend more money and time altering these plans that you would if you hired an architect....See MoreFrank Betz Hyde Park Floor Plan - Has anyone built this plan?
Comments (13)Thank you for your suggestions! You are totally welcome. :-) Although, honestly, I don't feel like I've contributed much, lol! ;-) The land is a little over 1 acre but only 1/3 has been cleared and the remaining is wooded. Ooooh dang, that's nice. <3 I'm in eastern Central Texas, and I'd kill for a heavily wooded neighborhood like yours. I haven’t thought about landscaping the front yet. If I could -- without sounding uppity lol -- please, please, please don't plant a tree right in front of the door! :-D I see this all. the. time. Smaller/medium-szied accent trees (preferably flowering, but stay away from Bradford Pear, lol) to frame the house would look lovely, especially with all the tall trees in the back. I also love the look of a front door painted in a cheerful color pulled from flowering perennials in the yard. <3 We did extend the covered deck to 12x20 with stairs and are thinking about a a semi in ground pool in the future The house's orientation will make this perfect! Southern exposure is great for spending time outside on a backyard deck or in a pool....See MoreRelated Professionals
