I know you will hate me for this, but please understand my view point. I am an old house LOVER! I also spent twenty years as a banker trying to talk people into understanding that their future home purchase had to be about love....and practicality. When you are in love with a house you think that the fact that it slapped around the last owners was likely because they were bad owners...they probably deserved it because they didn't do the maintenance you would do to keep it in check. You justify the little issues like the third eye as something minor instead of realizing that a third eye is not actually a normal thing and will require some seriously expensive custom lenses. You turn a wet basement into a couple puddles.... Ten years,..no lets make it five if you get the house....if you find that my pessimistic attitude was totally incorrect and your home turned out to be perfect beyond compare...please tell me I am wrong so I can learn a lesson. But if on the other hand my gazillion years of trying to make people understand that they should buy a home they love....but should equally involve their brains and heart in the equation turns out to make some sense in your potential chris brown like situation.....well be sure to share that valuable experience as well so that others can learn from you...and make light of your experience because "that will never happen to them". I tried to buy the egg and I farm as a young wife ohhhhh so many years ago thinking that a house with walls falling down and a tree growing in the living room just needed our tender and inexperienced care to bring it back.....the bank laughed...thank god!

The sheers on your window do nothing since you have blinds. I would look for blackout drapes that bring in the color from your bedding. It is a very warm rich color. A color should be repeated in 3 areas of a room to keep your eyes moving around the room not fixated in one area. Sorry to post so many times, I can't add or edit posts from my old iPad.

think & kudz: I was attempting to give the owners the maximum view and balcony access by making the middle bedroom the master, leaving the larger master (which is quite far from the bath) to contain guest, office and media room furnishings with no balcony and possibly a less exciting view. Not sure which view sees the ESB, but assume it is the balcony area since the OP is focused on that. With the bed placed on the "west" wall of the room, the view may be enjoyed from there and chairs can be added near the opening and/or on the balcony in good weather. Perhaps the smaller closet in the room could be converted to a coffee/wine bar, turning the space into a self-contained a.m.or p.m. retreat. A door on the "north" end of the "east wall" could give easy access to the office. The main issue for me is the distance anyone has to go to reach a bathroom. If the foyer closet and LC could be moved forward that bath would at least feel more spacious and the shower enclosure could be larger. I also wonder if that front foyer WIC would be better if incorporated into a larger, more luxe master bath.

In our 1980’s lake home bedroom, the double sink vanity is open directly to the bedroom. I think this was a style trend at one time. Reconstruction would be costly, so that’s not an option. The vanity is stained oak, with white marbleized Formica countertop and brushed nickel fixtures. I want to paint the vanity so it is more a piece of furniture that blends with the bedroom decor, but I don’t want to match it. I also want to frame the super large mirror that’s over the vanity. Bedroom furniture is traditional mahogany. The walls are painted a medium greenish khaki, and I use greens and shades of purple/eggplant accents. Neutral carpet is in bedroom and stained honey hardwood in the vanity area. The question: What color can I paint the sink vanity that will make it more a part of the bedroom decor?
