More floor plan advice for my ever changing plans!
Comments (4)Are you wedded to the idea of a 2 story great room? That's alot of unused space on the 2nd floor right there. 2 story rooms like that can be hard to heat/cool, and can also make the 2nd floor noisy. (Think about watching a movie after the kids, if you have them, are in bed. And if you plan to add a surround sound system, think about where the speakers will go and how close to the 2nd floor bedrooms they'll be.) OTOH, the laundry room and closet by BR 2 and the closet and bathroom by BR4 will help block noise from the great room. I really like the size of your secondary bedrooms. My DS's room is only about 12x13 or 12 x 14. He just turned 13 and is already 6' tall, so we got him a full size bed to replace his old twin size. It's kind of tight in the room now with the bed and his other furniture. The point of telling you this is that if you have young kids now, before you know it they could be outgrowing their current furniture! Sorry I don't have other suggestions. If you cant visualize the space from the photo and the admittedly conceptual rendering please don't stress any longer :) Some things turn green and then worse like the old lunch meat in my refrigerator ;) The toilet size is such a petty critique but thank you for asking for clarification. It will help others understand :) The main entrance is the double doors with the small closet. The door next to the stairs in the picture was a broom closet that is being removed. There will be a wet bar there not an L desk LOL but I see what you see. The powder room is plenty big and works just fine now so I am not worried about that. It is 3'x7'. There is a half wall separating the entrance from the dining room (the other double doors, sorry, they don't exist, there is actually a bay window there) the half wall only extends 6 feet. The build out connecting the columns is to represent fake beams to separate the spaces and allow for mechanical and such. And I really think the butlers pantry fits the design well. The butlers pantry will keep clutter, dirty dishes and noisy appliances out of the wide open space. Its not the central feature. Cheers...See MoreNJ Ranch Floor Plan Advice
Comments (18)I see this is a kosher kitchen, with Pesach kitchen as well. Is the Pesach kitchen completely closed off when not in use? With the open side to the kitchen, and windows on the other walls, where will yiu position furniture and books and art in the family room? and perhaps a tv? If yiu close off the dining room, the living room is also closed off. It seems like a good portion of the home, right in the middle, is closed off during the week. You might want to keep the door to the family room, so that when you do use it, there isn’t a traffic jam and you have better circulation. The mudroom isn’t a mudroom, it is a closet. What will be your most common entrance to the house for your family? will it be from the garage or will it be through the front door? The toilet does not have a sink, it appears to be across the hall. I’m not sure if there are rules for that? But also, the toilet door is directly across from the dining/living room door. You might want to reposition it. For the family bathrooms, a friend’s large family had an interesting solution: the shower was shared between two half-baths, so someone could use the bathroom while someone else was in the shower. In general, there isn’t much storage in the bathrooms. I realize that with 4 children sharing a bathroom, two sinks are handy, but children have storage needs especially as they grow, and might find countertop and drawer space and an overhead cabinet above the toilet to be more useful, And, in your bathroom, the same applies. The sinks have very little space around or below. A Costco pantry is nice, but is just as well located in the basement. Yes, it’s a walk from the garage, but yiur stairs are centrally located, and, gee, isn’t that why we have children, to fetch things from the basement for us?...See MoreLaundry room floor plan advice?
Comments (16)Starting with your(2) layout put the sink where the corner closet is mounted in a counter that runs to 36" from the washer. Use drawers under the counter for storage. I'd reverse the door swing to open against the short wall. I'd make the door at least 32"....See MoreNaf_Naf
