New help with basic design, new construction
Comments (16)You all are fantastic - and funny. Note to self, posting "bad" pictures really irritates you :) Oceandweller - that is A TON of information, thank you so much for taking the time to write that all out. We are in a subdivision (the lots are about 2 acres each), so I wouldn't call it "naturalized." The back yard could definitely be though - there is a ton of scrub and wetlands mixed in to the lake front. The lot next to me has several river burch that I would kill for. The lots are basically empty fields right now, with a thin tree line at the edge of the lake. The lots gently slope down to the lake - then on the other side of the lake the golf course slopes up (if that makes sense) - so your point of not blocking the view is well taken! I like the idea of ginko, cherries, red bud and fruit trees. All things I love and which would give me the flowers in the spring too. The buying order of trees ->shrubs -> perin. was helpful too, as well as considering the windbreak! That will be a good thing to keep in mind along with some privacy along our back decks (one second story and one on the ground). I can't wait until the framing is up and I can send you all better pictures, thanks so much for the time and insight!...See MoreWhere to Start w/ New Construction on Half Acre
Comments (5)Yes do figure out that 15 ft. side yard easement. It could be nothing or a source of annoyance for many years to come. It is such a narrow strip along the house, you should see if your neighbor has the same easement and see what can be planted there. Sometimes the easements are for utilities going in behind you or gas lines. I do not see above ground power lines. Don't dig in the ground where there are utility lines, you have to call your power company to have it marked for you. Such a pretty new home. Get as much free advice from your local tree nurseries, sometime will exchange the cost of a landscaping plan for reimbursements on plants. Get your back yard trees located in the next couple years. The time to plant a tree was 20 years ago, and you want them placed properly and your back yard divided up so the vegetable garden is placed right and looks good....See Moreneeded-help w/*custom* sofa construction questions
Comments (5)Thank you so much, ineffable and cyn. The information helps a lot and I've just communicated our choices to the sofa-builder (more than upholsterer--but he's not a manufacturer...). G*d, I hope this works out...I know what I see in my head, and I *hope* I've communicated everything effectively to him...he's definitely expert and I've seen his work...but still I won't feel comfortable until I have the 96" long, 23" seat depth, 6" wide arms, conical legs, greyish brownish hopsack-ish fabric with three cushions (practicality) and nicely tufted back and lots of welting right in my family room where I want it. There's too many a slip 'twixt the cup and the lip, iykwim. and yes, cyn, I've pre-ordered...but decided we're not going to go up to Seattle to see him live. Bummed he's not bothering with Portland : ( He used to, with his earlier solo albums and Finn Bros, but not now. Do you have tickets? I read that the LA concert for "DH" sold out in 2 minutes....See MoreNew construction kitchen -- need help w/ countertop & island
Comments (5)Thanks so much everyone; I appreciate your time and feedback. If I did a darker island base, it would be a similar finish to the wood floors. One one hand, I thought that it might provide better transition to the adjacent family/hearth room, but I do worry about either a dark island or dark island countertop looking like a "black hole" in the middle of the room, if that makes sense. Lightness is a good thing, as both front and back porches will result is not a lot of direct sunlight. Plus, like I said, I'm going with a quartz and while I like the furniture look of a wood topped island, I don't know if the espresso brown quartz countertop would give me the same effect. Again, thanks so much! I look forward to sharing progress in the coming months....See MoreBT
