how to get idea of cost of adding second story
Comments (15)I live in the DC area and I moved here from SoCal about 4years ago. I am in the process of a remodel (drawing and permit approval stage). The going price in this area for a remodel is anywhere from $180-$250/sq.ft. I disagree with marge727 on this. Many homes that I found in the area were built very poorly in terms of layout. Size was another issue, many homes were just too big but so poorly designed that you would drive yourself crazy trying to stay organized or even heat and cool these beasts. Living in the DC area, you will find a variety of homes from 100+ year old homes to new construction. I suggest you pick a great neighborhood and work with an architect. Sometimes, you think you need more space than is really necessary. My home is a ranch style house and has about 1700 sq.ft and my new addition will add 160sq.ft. The house is missing an entry way that is important for storage and transitions through the space. Good luck!...See MoreNeed curb appeal ideas!
Comments (10)Hi, Congrats n the great house. I have lots of ideas that may work for you. We recently "updated" the look of our house by adding Stone-like Keystones to the trim around the windows and above the garage door. Just Google Keystones, youll see lots f sites and style to pick from. These days these architectural components are made out of non-wood products so stay looking great for years. Also, If you have a Lowes nearby, go check their section of non- wood trims. We purchased the base boards which are about 8" tall, turned them upside down and used them like a crown molding. That would look really great in the two spaces above your garage doors. Another suggestion, you could add shutters around the windows on the first floor. Also, Consider buying a few year round material style Urns for the 3 corners of the garage, and for either side of the front door. You could plant a nice combination of flowers and evergreens to give you color, and height. We have 1 with a rose tree which blooms all summer, at eth base we added begonias and two tone Ivy, one has a rounded shaped evergreen shrub, with impatient at the base, our last one has a topiary evergreen, about 3 feet tall, with the 3 ball shapes. We got all this done for under $1,000 and eth neighbors all love what we have done. I suggest also adding lower potted plants to your entry way as well. If you stay with the "stone looking" pots on posts and you should get some high impact. You can usually find those year round pots really inexpensively at stores like, TK Maxx, Marshalls, Ross and Tuesday Morning. Good luck and best wishes. Comments (2)i do have elevations. the design and asthetic are both very pleasing. my architect is a young lady who recently graduated with honors from architect school, but without her apprenticeship fulfilled yet. she's doing the drafting work, based on my wish list and ideas. the builder is creative and experienced, i like his ideas and cost savings suggestions. plus dh is a retired plumber and building code official, so i think i'm in good hands all around. but i'm still nervous and i keep counting and counting and worrying about being on budget. no way can i pull this off if we go over by double or triple the budget, which is what everyone tells me to plan for! guess i'll be sheetrocking and painting myself if necessary....See MoreSecond Floor Addition Over Existing First Story Addition
Comments (11)My house had an existing sunroom, fully insulated and a full basement beneath. It is 8x13. The roof abutted our master bedroom. We added a bath room above it. Our existing roof was in good shape and our siding and roofing tiles were still available. No plumbing preexisted on this side of the house so trenches had to be dug in our front yard through walk way and driveway. Both of those cost close to $10 k to replace. Our costs without counting the architect, 5k, driveway and without having to reroof whole house and reside whole house( if we could not have matched roofing it would have added 7k) was $67,000. We provided and made our vanity out of an antique dresser thereby saving thousands and we painted walls, ceiling and wood work ourselves, estimated painting cost were $1900. We did no bath tub and very little frills. Here are pictures of before and after. We lost a lot of curb appeal bathroom is pretty basic but has great natural light....See Moreroarah
