Where to add a closet?

I've got a very small bonus room in my house that I'm planning on using as an office. It has two doors into the room, one off the main hall and one right next to the front door when you enter the house. It feels logical to frame out a closet around the door near the entry in order to create a coat closet. I was going to use the leftover space to make some built-in shelving and turn the room into a very nice office.

It occurred to me that for resale purposes (I'm not going to be in this house long term) I may be better off removing the door near the entry and having the closet open into the office in order to make it a functional bedroom. It would be the house's third bedroom and it would only be large enough for a twin bed (kid's room).

Where would I get the most bang for my buck? Make a coat closet and create a really nice office? Or make the room a functional bedroom that I use as an office while I'm there? See attached sketch (proposed new walls in red).
