HELP!! Mid Century Modern dream home - is asbestos a deal breaker?
Comments (7)I used to work as an asbestos regulator. EPA defines asbestos content of under 1% as non-regulated, so the fact that you got a result showing 1.2% is a non-issue in my opinion. As pointed out above, it is only an issue if you decide to mess with it or demo the walls in a manner that raises dust and releases fibers. As it is now, any asbestos fibers are locked into the joint compound and further encapsulated by the paint on the walls. As such, it poses no risk. It's good to be aware of asbestos risks, but a little knowledge is dangerous: just because there is asbestos around doesn't mean it is somehow going to escape and get you. If you had crumbling asbestos pipe wrap present in your heating system, or were going to dry scrape an asbestos-popcorn ceiling, or were going to sand down vinyl-asbestos tile, my advice would be different. In your situation, being concerned that the asbestos present in these sound building materials poses a risk is looking for a problem that doesn't exist. Comments (10)I would go to a good quality paint store and explain the situation. I doubt that you would need something as high powered as a power washer indoors, but it will obviously need cleaning. Folks in the paint store should be able to help you evaluate the best solvents to remove indoor grime, whether it is vinegar or dish soap or whatever. They may also be able to suggest what other prep may help (sometimes a light sanding is suggested for painting metal, for instance) and whether the same paints used outdoors are appropriate for indoor use. I kind of like the current color since it looks a bit like it wants to be wood paneling which would be a more expected finish. Comments (6)You are asking a lot for one post. It's good to see both the exterior and interior, but you might want to take the exterior separate from the ideas for the interior or this will be overwhelming. Your ranch has some specific traditional details with the brick work and double hung windows. Is the paint on your brick stable or peeling off? There are newer products now that can eliminate peeling, but I'm not sure they can be applied over any unstable substrate. I would limewash the house (see example below where some bricks show through the finish) paint the trim and add shutters to the long narrow windows. I am pushing your home to a more 'charming' exterior appearance. You'll need a complete rethinking of the landscaping to complement the softer appearance of the home....See MorePipdog
