HELP!! Mid Century Modern dream home - is asbestos a deal breaker?
Comments (7)I used to work as an asbestos regulator. EPA defines asbestos content of under 1% as non-regulated, so the fact that you got a result showing 1.2% is a non-issue in my opinion. As pointed out above, it is only an issue if you decide to mess with it or demo the walls in a manner that raises dust and releases fibers. As it is now, any asbestos fibers are locked into the joint compound and further encapsulated by the paint on the walls. As such, it poses no risk. It's good to be aware of asbestos risks, but a little knowledge is dangerous: just because there is asbestos around doesn't mean it is somehow going to escape and get you. If you had crumbling asbestos pipe wrap present in your heating system, or were going to dry scrape an asbestos-popcorn ceiling, or were going to sand down vinyl-asbestos tile, my advice would be different. In your situation, being concerned that the asbestos present in these sound building materials poses a risk is looking for a problem that doesn't exist. Comments (5)I don't like the dark paint. With your light roof and light stone it looks like someone tied a dark green ribbon around the top of your house. A lighter color would be an improvement. I dislike the planters and would remove them if possible. I would remove the rail if it is not needed for safety. It is probably original but it makes the door seem inaccessible You can buy a full view storm door and paint it and the house door the same color. I love your lamp post. Do you have a porch light? Comments (19)Thanks for your comments, all! So now we've decided against the teal and I'm glad about that!!! Thank you!!! And now we're choosing between the SW Tricolor Black and SW Urbane Bronze. And you can see both on the railing in this photo. We feel that black on the handrail and on the grab bar across from the handrail, will feel too strong and jarring with the white spindles, SW Balboa Mist on the walls, and this color floor https://www.calibamboo.com/product-legends-golden-hour-oak-durable-vinyl-flooring-7902600201.html. So....we are leaning toward Urbane Bronze which is the color on the right in the photo. BTW, this is the railing you see when you come into our house.
