Comments (0)I'm getting conflicting stories from a few structural engineers. There's the guy I hired and then there is the guy the tract builder hired. Both engineers agree the foundation is bowed due to bad water drainage, but is withing tolerance. One says the lintel above the garage is failing. The other says it is due to the foundation movement. The symptoms: * Crack in the mortar from the edge of the lintel up to the roof. * The wooden frame of the garage door is coming out from the masonry. All the Caulking has spaces not. * If I take a level in the middle of the lintel and rock it back and forth, It moves about 1/2 an inch on the outside, which to me, means it is bowed. The tract builder agrees to repoint the mortar, but will not agree to fix the lintel or to promise to fix it in the future. Worth hiring more guys to come out at $500 a pop? Any insight? Would the cracks be on the outside and one side only like this? Or would the crack occur in the middle?...See MoreHelp! Split Level Exterior.
Comments (14)I honestly don't think the siding color is that bad. It is much better than if the previous owners had mindlessly slapped grey on the house. Some houses of that era had small overhangs to protect whoever had to open the garage door. That would put enough of a break between the two that the colors wouldn't matter. The green shutters I like, and I would paint the garage door to match them. Then the front door could be a brighter green. To my mind, the big problem with the house is that usually these split levels are placed on more sloping ground. Right now, both the living rooms windows and the front door look like they are hanging in midair. So the land/hardscaping has to work to ground those. Allowing the greenery to grow a bit more, and plant something smaller in front would help. I'd also like to find room to put a small shrub between the walk and the driveway....See Moremrspete
