Help laying out a living room with corner fireplace and built-ins.
I have had the same furniture situation for the last ten years. I have started a remodel on my house starting with the not so fun stuff i.e. rood, foundation, plumbing and a/c. I will be doing the floors next and installing a vinyl plank flooring in place of carpet. I want to set the living room up to where it is most usable but aesthetically appealing as well. The corner fireplace is brick with a brick mantle that is all currently painted white to match the built-ins. The brick half wall has three support columns that go all the way to the ceiling and they are also painted white. The "dk" in the picture stands for dog kennel that can be moved anywhere. I currently have a tv hanging on the wall with a small entertainment center below it, a couch, a chair 1/2 with ottoman and a small, round end table. I plan to buy all new furniture after the floors are done but don't have anything particular in mind yet. I am attaching a "paint" sketch of the layout blank and then also furnished as it currently is. The living room is approximately 19x17 with 8ft ceilings. My style tends to lean to the eclectic, industrial side if that helps.

Comments (16)You can't realistically put the TV on the wall on the right. You'd have to move your furniture too far forward and back some of it up to the fireplace. Your only practical choices are over the TV (which I normally hate but might be OK here) or in the nook). How wide is that room along the fireplace wall, not counting any part of the bench nook? I doubt you have room for a full sofa facing the FP with end tables and all. You need a lot of room to enter or the space will feel extremely closed off. Maybe 2 parallel chairs, a chair and a half, or a loveseat. How tall is that bench? Is it even the right height for a seat? Also, do you have a pic showing the front windows? My finance is pretty convinced that it's a great idea for big family dinners (which is funny since most meals we eat out OR eat in front of the TV since we live in a condo and it's only the 3 of us). As for the pictures, I took these with a wide angle lens, which unfortunately distorts the edges of the pictures (ie like a fisheye lens, but less severe). I took them like this to fit more of the room into a single snap shot. While the drawing isn't 100% to scale, it, for the most part it shows the correct scaling of the walls, nooks and crannies. We're mostly hoping to have general furniture layout suggestions to keep the room looking not awkward, with clean sight lines from walking up the stairs, out the patio and from the kitchen (far screen left in the diagram; it's cut off, but will be a full kitchen that has a pony-wall overlooking the stairs)....See MoreLiving room furniture lay-out
Comments (3)18’ is a generous size, so have you thought about splitting the room into two areas: one end for t v viewing and the other for visiting around the fireplace. I searched for back to back sofas. There are lots of arrangements for you to look at, but this one caught my eye. You could put the fireplace between the two windows with a great piece of art above it. Maybe even cover that section with some interesting wallpaper.
