Blank Slate Kitchen -- Help!!
Comments (36)Ah. So there's approximately 18" more than your drawing suggests, I think. It's workable, for a 1 cook kitchen. You will be standing right in the corner at the range, so not comfy to have another person at the sink. Personally, I would rather have the fridge right of the sink & DW, or on the "bottom" wall where you have a narrow pantry or countertop. I'd prefer to have extra steps in fetching produce or putting dishes away, in order to have extra room in my prep zone. But design is full of tradeoffs, and we all have different priorities. Think about how you want to use the kitchen as a family, as your children grow older, to get a clear picture of which tradeoffs work best for you....See MoreLanai design - blank slate
Comments (7)You definitely lucked out. BTW: What part of FL are you in? I'm in SW FL. Where did you get this plan from? Is it a builder plan? Who designed it? Is this a fully custom home or semi-custom? The major problem is the house will be dark on the interior and the kitchen will especially be very dark. I post this list all the time and anything in bold is what I would consider an issue with the house. The best houses orient the public rooms towards the south for the best passive solar heating and cooling The best houses are L, U, T, H, or I shaped. The best houses are only one to two rooms deep. And covered lanai, porches, garages, etc count as rooms in this case. (This is so every public room and bedroom has lots of natural light) The best houses make sure kitchens have natural light, meaning windows so one doesn't have to have lighting 24/7 to use the kitchen. (And no, dining areas with windows 10' or more from the kitchen will not allow for natural light.) The best houses make sure all public rooms and bedrooms have windows on at least two walls. The best houses do not if possible put mechanical rooms, pantries or closets on outside walls The best houses do not have diagonal interior walls making for odd spaces. The best houses keep public and private spaces separate. The best houses do not have you walk through the work zone of the kitchen to bring laundry to the laundry room. The best houses do not have the mudroom go through any of the work zones of the kitchen. The best houses do not use the kitchen as a hallway to any other rooms. The best houses do not put toilets or toilet rooms up against bedroom walls or public areas. The best houses do not have walk in closets too small to stand inside. The best houses do not have roofs that are overly large, and dominate the exterior of the house. The best houses do not have stick on exterior materials only on the front façade. The best houses have an organizing “spine” so it’s easy to determine how to get from room to room in the house and what makes sense. Meaning they don’t have meandering circulation paths....See MoreHelp with master bath blank slate remodel layout
Comments (5)Thank you for your feedback! I've checked, remeasured and updated the first diagram above to provide all the wall dimensions including between the door and window. The odd thing is the door is almost centered in the wall. I do not want a tub, only a shower for 1 person. For the shower, I want a shower pan (i.e. cast iron or acrylic), not have the shower floor custom made with tile. The shower walls will be tile with a glass shower door. I also have a cabinet maker who will build a custom vanity , so there's no worry about the length of the vanity. I would like two sinks in the vanity. I don't want the window in the shower. I'll put together some additional diagrams regarding possible fixture placement, although if there's an obvious placement that clicks, I'd appreciate those suggestions....See Moreblank slate landscape advice
Comments (12)My suburban deer are half tame - they remain in my garden munching when I'm outside and I need to jump up and down shouting to drive them away. My husband thinks this "deer dance" is hilarious. The presence of bobcats suggests that you have wild deer which presumably won't hang out in your yard mocking you. But you're better off choosing plants that don't especially appeal to them. Daffodils, hellebores, geranium macrorhizum, sedge and lamium could work for you. I'd plant both dogwoods and redbuds and cage them while young (deer will walk along tasting plants). You mentioned placing a conifer beside your home and I'm stumped there....See Morehavingfun
