Hi, this post is pretty old but I thought I'd chime in just in case you're still looking for feedback. I agree that this does not look like it optimizes your storage. It also feels like the far end where the closet and 2 doors go is very busy with all 3 doors. One thing you might consider is putting your folding counter on top of your w/d (assuming you have front loaders with controls on the front). That maximizes usable space and also protects you from losing stuff down between / behind the washer & dryer. if you need space for hanging things, be sure to factor that in your layout, either above the folding counter or next to the w/d units. i'm not wild about your sink placement in the middle of the folding counter. I'm sure it is there bc of the window but if the sink is primarily for soaking laundry / cleaning dogs & such, you might not care about the window over the sink thing as much as you might with a kitchen. I'd think about putting the sink right next to the washer so that wet stuff that has been soaked can just be popped right into the washer instead of dripping all the way across the room. I'd be very careful (and this comes from experience!) to keep the main laundry sorting / working area out of the main traffic pattern. I've just pulled out a mudroom laundry room combo in which lockers were along one wall, laundry along the other. When we bought the house we were overjoyed with how functional that seemed but on a day to day basis it stunk -- I was always fighting with everyone for floor space to do the laundry work. I don't see in your layout where the coats, crafts, shoes, etc. will go. I would think about pushing the laundry functions all toward the corner where your w/d is now, and having lockers or tall cabinets all along the oustide wall. Good luck. Anita

Oh, this! ^^^^^^ That looks lovely. I don't think it needs to be centered. That looks great. As an alternative, you could build a hood that covers that entire short wall and then just place the working parts (fan, ducts) over the range. That may look better or worse but something you might play with. A lot of the kitchens revealed here have lack of symmetry because they achieve better function without it. Or they find a creative way to balance the lack of symmetry as you have with your utensil crock. A tall, narrow painting would look good there as well if you decide to go with a simpler backsplash although that might be too-too much on the wall if you go with a decorative tile-insert. I'm a window person. Even if the view is questionable, I'd go for bigger windows. The more natural light, the better, imho. Maybe install some kind of trellis to hide the hot-tubbers? For the first time in my life, I have no uppers and my seasonings/oils/sauces are in drawers next to my range. I just bought a couple of cheap spice inserts at the hardware store and a few cheap drawer organizers (plastic boxes) at The Dollar Store. Oh, I love it so much. I can open the drawers and find everything I need at a glance rather than digging through the upper cabinet. As I said, my fridge placement doesn't bother me either due to the pit-stop at the prep area. I hope you find the same with your mock cooking sessions. I like this plan so much better than how it originally started. I hope you feel good about what you've achieved.

Sorry about the long vent from dryer to porch. Sorry people have to trail through your laundry area. If you want a door between this and the kitchen, why can't it swing back against the wall (bottom of your plan)? Will you be bringing groceries in this door? I'd prefer wider doorways. How will you get appliances into this space? A closet can hold 'things' (mops, vacuum, etc.) and have a rod for drip-dries -- even coats. Making a separate 'compartment' for everything limits use of space. What's on the wall that abuts the kitchen? Coat hooks?

I have never heard of a building code that would allow for removing the half walls on a porch - someone could fall off. I agree that you need someone to create plans that comply with building codes.
