Has anyone built a Cornerstone Designs/Architects NW Stock Plan?
Comments (6)Thanks for the follow-ups. It looks like we may have to scrap this plan and come up with something simpler which is driving me crazy. All though none of the GC's have given us "real" bids as we asked (dollars broken down so we could compare apples to apples) all of the prices have been $200K - $500K over our budget! It seems that the number of corners, rotunda staircase, complicated roof lines, huge wrap-around porch, etc. add more cost than we thought even though we did several cost analysis programs prior to buying the plan. Unfortunately the land cost here in Fairfield County, CT is extremely high, so our budget is tighter than we'd like. Plan B might be adapting a more straight forward Frank Betz plan, and trying to design a more Shingle Style/Northeastern exterior look. Neither time nor money to hire an architect for a from scratch design. Any ideas? BTW, Architects NW has been great to work with, and wish their plan could work for us......See MoreHas anyone built/been in a plan like this? Please critique!
Comments (7)Thanks, JDez - I actually just noticed the other day that the Master bedroom window isn't centered. I'm still trying to decide if it will bother me! The good thing about it is freeing up a little more wall space for furniture. The downside is that I like symmetry, so I'm going to have to do some thinking about this. :-) Joyce - thanks for your helpful insights. Your thoughts about the guest bathroom and the long walk to the front door are spot on. Thank you. I'm going to explore changing both of those things. Live_wire_oak - your questions are good ones. The back of our home (north side) will face some woods. There's also another home back there, but it shouldn't be super visible from the back of our house. I do appreciate your thoughts about the shady exposure, though. Based on your thoughts, I'm wondering if we should put the screened-in porch or at a minimum, the patio (which isn't drawn on our plan yet) on the northwest side of the house so it gets the afternoon/evening sun. My thoughts about putting the kitchen in the front is because that's where I spend the majority of my time during the day and from there, I can see my kids at the bus stop, playing out front, riding bikes, and see the pretty views of the hills to our south. But the backyard won't have bad views, either. I just wanted to make sure a house plan tried to capture views of both vistas (the front and the back of the house). Thanks again! We went through a new custom build back in the summer (2022) in Perry, GA (and that job transfer fell through so purchase didn’t work out) of this home. We thought it was a true one-off custom until finally found that this home was in fact buildable and ran across the plans for it on Southern Living/Ginn. Anyways, like most on here, I would love a photo dump to us if possible, as well as plan changes that you made for ideas, ccovert@zfgoffroad.com, I truly appreciate any sharing! I know I just started following two Instagram builds from a couple very helpful folks on here too (beautiful homes!), and appreciate the insights shared so far!
