Comments (16)Thanks for the feedback everyone! A little more information, we live in the San Francisco Bay Area, and the local building department allows us to only have an engineers stamp, it isn't required to have an architect. Additionally, our builder (while not an architect) has a lot of experience drawing up plans, and if we could find a floor plan that only needed some modification then he could draw up the plans. Maybe we will end up going to an architect after all, however at the moment I'm just trying to collect some floor plan options to see if we can avoid it. Ideally, we are looking for a single story home that has a large great room, windows in the kitchen, 3-4 bedrooms and about 3000 square feet. We don't need a seperate dining room, or formal living room, though if a plan has a dining room we will turn it into an office, or some sort of other "flex" space. Comments (8)Our home is ‘open concept’ and yes it does make the home feel bigger when entertaining. The down side is that like yourself, my kitchen opens to the family room. It drives me nuts when I am sitting there trying to watch my 55” tv and anyone is in the kitchen…simple conversation becomes annoying while trying to hear the tv, the exhaust does not help, then they start up the dishwasher and if they really want to stick it to me they turn on the little tv that sits atop the fridge! In these respects I really miss a separate family room. Your new dining room looks almost similar in size to the living room…have you considered making that your family room..then you have a ‘great’ room for entertaining and a more private family room – with a more appropriately placed bathroom. Comments (3)I want to tell you 1 key tip for lighting, don't put the cart before the horse. You MUST put your furniture in the space, right now you can't "see" the space, and that is what is making it so hard. once things are in the space, and the rooms shrink, you will have a much better idea of not only what will look pretty but will actually function for you. also, things like the size of the table are very important when scaling. Lastly matching or not, doesn't matter, farmhouse is not about matchy matchy, its eclectic. if you stay within that wheelhouse they will coordinate by default....See Moreanitaladyrose
