Comments (24)They didn't do or say anything because they weren't told anything. You are assuming that the person who writes new policies, or writes rental policies, is the same person who handles existing accounts. Even if one agent handles your accounts, there is no way for s/he to know you had moved out of your home, or know it was for sale, unless you told them. In this economy, 1) One spouse could have gotten an apartment in another city to take a much needed job 2) The couple could be separated, but for emotional or economic reasons, not filing for divorce. I don't deal with our company much, but I think our agents each handle a segment of the alphabet. If one policy is under the husband's name, and another under the wife's, and they don't share the same last name (increasingly common) the two policies may be handled by different people. You don't want to believe this, apparently, but there is simply no reason to cancel a policy on a house that is for sale. More often than not, houses for sale are occupied. Comments (11)Vacant property for sale isn't a new thing, but it is on the increase. There are insurance companies out there that will insure a vacant property, but full coverage is very pricey. Some will cover the issues you encountered, others not. When shopping for insurance for vacant homes it is important to read the fine print, compare apples to apples. You may think you're getting a good deal til it's time to put in a claim. So know what you're paying for. $700 for a full year of coverage is not a lot for this type of insurance so it doesn't surprise me at all that it wasn't full coverage. Comments (11)Make sure you get a survey too even though you are paying cash. You want to know exactly what you are buying and in order to remove MANY title exceptions, you need a survey. Since you plan to build anyway, you will need a survey. Survey's are good for a long time. I think 10 years but it could be longer. Read the title commitment too. Make sure you read the entire commitment and ask for the cover of the title insurance policy to review because that is where the standard conditions are in addition to Exhibits A and B. Make sure you understand the exceptions. Make sure the title company removes the survey restrictions prior to closing if you get the survey. I have seen title companies fail to do that and it is not a good thing. Best advice above...get an attorney to represent you in this purchase. Comments (6)You need an insurance broker to sort though the available companies for you. We have limited insurance choices here in S Florida and many of those companies won't write insurance for vacant property. It is especially difficult during hurricane season. maifleur03, naturally we have all the major insurance companies but many don't write homeowners insurance at all. They write all the other types of insurance, but homeowners is the tricky one. OP, since you have a condo, the building is insured (SOP for condos here) but your contents, including your kitchen cabinets and interior finishes, aren't insured. Check the master policy for the building and get a quote for the interior contents.
