I really like the floor plan. Be careful with kitchen table section, you will have a great deal of traffic going to the screnned in porch. I had considered a similar Frank Betz and thought about making the bedroom next to the kitchen a keeping room (open area to the kitchen, making more room for the dining table and also provide a seating area with chairs/loveseat/computer area/etc.). That would solve the traffic problem and would also also allow the other 1st floor bedroom to be larger. Could the upstair bonus room be made in to an additional bedroom is you need four bedrooms...all it needs is a closet and could share the upstairs bathroom.

We have narrowed our plans down to the Graystone Park and the Eddings. Has anyone built either of these and can you share pictures please?! We break ground in one month! Thank you in advance!

SO many things wrong with this plan! What is it that YOU like about it? On a nearly 1 acre lot, the garage could be better placed. That hall that is worrying you IS worrying! I have such a hall in my own house and it's the black hole of Calcutta both in the morning (East sun doesn't penetrate) and in the afternoon (West sun doesn't either), and I only have a small porch on the front and none on the back! The pot lights must always be on in the daytime. Your DR is way too small to be even usable. My own DR is almost 13x13 and it's too small for more than 6 people and even then, one cannot get around the table on the side that is up against the small sideboard. Eight is so crowded as to be ridiculous. But at least in my house, my kitchen is bright both morning and evening, my LR is bright in the AM (faces East), as is my library (also on the front of the house), and all 3 bedrooms have dual exposure and plenty of light, as do the bathrooms. I had a weekend in which to buy a house and we bought the neighborhood, even with some big faults in the house. It was a house built in 1948. I don't regret purchasing this house, but I sure would never build it the same! You can do so much better than this plan.

Save yourself money and a headache by NOT BUYING STOCK PLANS ONLINE. These plans fail to take into account your actual lot and your home needs. You'll spend more money and time altering these plans that you would if you hired an architect.
