Redoing a super small master bath! What do you think of these plans?

Master bath 'update' is now a 're-do' (pics)(xpost to Home Dec)
Comments (0)My "later on" master bath "update" turned into "more" and "now" due to a leaking shower pan. My house is a 1964 ranch originally built with sort of a "french/english country" feel. My "update" plans were to replace the sink/fixtures and countertops, texture/paint walls, re-paint cabinets and frame the mirror, still sticking with the beige/cream/taupe color scheme. Bedroom hasn't been redone. . .now it will follow the bath. The leaking shower pan added a complete shower gut/re-do/new shower fixtures (maybe a multi-head and in-out swing door). I'm afraid just replacing the shower pan and attempting to re-use the tile or match it would just look bad. I would like to keep the original floor tile and for a couple of reasons do not plan on pulling out the bulkhead or re-doing the ceiling (although it's not totally out of the question) the "big bath" for the other two bedrooms has a similar tile in white/brushed gold and the same bulkhead and that trim is all over the house (and I kind of like it. . .guess I'm a 60's kind of gal!!). So, I'm thinking just putting in 3 cans or pendants, probably cans. . .while they are beautiful, I don't like pendants in my bathroom. . tend to bang them into the mirror/wall). Will replace the large mirror with single mirrors over the lavatory and make-up area and add an electrical outlet in the space between them and change ceiling heater to a vent/heater. Probably replace the shutters (like the shutters, the inserts not so much and can't figure out how to get them out. . or how to put something in). My biggest concern is the floor. . .do you think it's salvageable and do you think I can find something for the shower that will blend. I do want some accent tiles in the shower, maybe glass?? FWIW, I'm not a "blue" person. . .more soft greens, taupe, greys, red/burgandy/pink and yellows. Any thoughts on how much, what kind, and what color of lipstick I can put on this little piggy would be greatly appreciated!!...See MoreSmall house plan, what do you think?
Comments (19)There are so many variables to take into consideration when looking at building your new home that it is a fun yet challenging proposition. There are many surveys out there that help you focus on places others have found to be the best. If you have a family you will be looking at things like the best places to raise a family, the best schools, the friendliest towns and other family oriented focuses. If you have already picked out your favorite authentic English country cottage house plans then you will just have to figure out where to put it. If you are single and looking for a mate, some surveys actually let you know which cities have the best opportunities for finding a mate. It may be a great place to build your dream from your California bungalow house plans and then go out and search for your soul mate to help you fill it. Maybe you can find your dream mate prior to finding your favorite home plans. That way you can dream with your mate after finding them instead of hoping to find someone with the same dreams as the one you've already built. If you are looking for a place that allows you to be in a community of people in the same income level, there are surveys that will let you know the median income level. Then when you build your dream home with your luxury Mediterranean house plan you know it will fit into the neighborhood. Surveys can often be misleading but these seem to be pretty good for finding what it is you think will make your life comfortable. Whether you are single, married, rich, poor, young and on the move or older and on the move you will find the best places to build your dream home. Comments (74)I think you may be missing some opportunities on your main level. Your current living room seems very disconnected from the rest of the house - its more like a formal parlor rather than a family gathering space. A passage from Christopher Alexander's "A Pattern of Language" describes what I'm seeing: "If a common area is located at the end of a corridor and people have to make a special, deliberate effort to go there, they are not likely to use it informally and spontaneously. Alternatively, if the circulation path cuts too deeply through the common area, the space will be too exposed, it will not be comfortable to linger there and settle down. The only balanced situation is the one where a common path, which people use every day, runs tangent to the common areas and is open to them in passing. Then people will be constantly passing the space; because the path is to one side, they are not forced to stop. If they want to, they can keep going. If they want to, they can stop for a moment, and see what's happening; if they want to, they can come right in and settle down." Maybe your goal is to keep the living room a quiet space - which is okay. However, in the sketch below you can see how the living room (and the fireplace/hearth) becomes the core of the house. Centering the living room also benefits other spaces- now you get a glimpse of the views to the northwest from the kitchen and the dining, and in the living room you get a bit of the early morning and midday light coming in from the east and south. With windows in the stairwell wrapping the fireplace and a pair of french doors on axis with the front door, you essentially have light coming in on all four sides of your living space. This arrangement would also be nice for entertaining - even though the kitchen and living are distinctive spaces, you can still hold a conversation with family or guests in the living room while you're preparing meals. Making the center of the house one room deep stretches the overall north/south footprint, but according to your site plan above, you have a decent amount of space on either side of your existing design until you reach the setbacks. Making the house narrower and longer will also help in arranging bedrooms upstairs. My only other comment would be about your wrap around porch. Aesthetically, especially on a corner lot, this is a nice touch. But you have to ask yourself, how much of that 50' porch are you actually going to use? Personally, I'd focus on a larger, non- wrap around porch that is deep enough to have a furniture arrangement that encourages conversation. It might be a bit too deep in the sketch.
