Have You Damaged Your New Kitchen Yet?
Comments (29)More of a garage story but we were fostering a pretty crazy dog. We had just built our house about a year or two before. He had already done just about everything to the inside of the house so I thought I will just put him in the garage for one hour while I go to church. What could he hurt in the garage? It's heated and I don't think he can get out. He was an escape artist. If I put him in the yard he could climb the fence and would run down the street chasing me, if I left him in the house he would go insane and tear up any barrier he could to get out. He had severe separation anxiety. After I pulled out I shut the door and let him in the garage. It was winter and one of the coldest days of the year for us here in the south. I had a five gallon bucket of paint and glaze I had been glazing the kitchen with, put it out there and forgot about it some time before. It was just under the windows. I didn't have a fixed lid on it for some reason just covered with foil. He thought it was a stool and was jumping up and down and in that bucket of paint trying to escape through the windows that face out to the front of the house. He managed to tear down both window blinds from the two windows and cover them in the paint. They were hanging off their headers all askew. He then jumped up and down on the garage door which is white as far up as the windows in it, a double garage door covering them in paint. The garage was nice with dry wall and pretty paint and flooring and even base molding he had paint all over the floor and walls and to make it a true heart attack we had just gotten a new SUV that was parked in there and he jumped up and down trying to get into the truck. It was also covered in green paint. When I came home and hit the door opener he ran out covered in green paint I was in shock at the scene!! My next door neighbor who always has his garage door open and had his pride and joy white BMW convertible parked in it. I scream at him CLOSE YOUR GARAGE DOOR!!! My dog was heading to his garage covered in paint. I started running after him in my high heels and dress I caught him and got myself all covered in paint but I was able to hose him off and get him cleaned before realizing in disbelief the carnage in the garage. I felt so mean hosing him down outside in the winter and was terrified the paint would not come off of him but it did. Then when I looked at the garage it was one of those times when you truly did not know how to react, it was an out of body experience. It was a horrific scene and since my husband was out of town I had to figure out where to start on the clean up. It was really a job for Service Master or a hazmat cleanup, lol. I started with the SUV and to my surprise since the paint was still wet it came off, thank God it was latex. It did not come off of the black rubber or plastic bumper areas though, it just absorbed it. Then I tackled the garage door and windows and the people door that leads outside. Pretty good, got that up but it never did come off of the flooring or the drywall which I had to repaint. Then I went to Home Depot and got new blinds for the windows and it was pretty much as good as it was going to get. To this day there is still green paint on the floor out there a little reminder of our crazy rescue boy. My new house was definitely not new anymore!!...See MoreOT - How much involvement do you have when selling your house?
Comments (39)You are getting lots of good advice especially from kellyeng, teacats and egbar. I had a fabulous realtor couple when selling my last home. We interviewed 3 full-time (don't go w/ a part-timer) experienced (at least 5yrs) real estate teams (2-3 people so you're covered ) who were good sellers in the area and who seemed to have good marketing skills. One team clearly was not up to par and we selected the best. They hired a pro photographer and paid for a stager to come in after we had things clean and decluttered and somewhat staged. I wrote, or tweeked, quite a bit of copy and made a sheet listing highlights of the property and recent improvements. That was well received by our realtor (who shared the goal of selling) and buyers. The realtor did a great job of marketing to other realtors and managing showings, feedback, offers, etc. We sold fairly quickly in a tough market. I have also sold 2 homes in more rural areas w/o a realtor but working with an experienced real estate attorney who provided me with appropriate forms for disclosure, offers, etc. Of course, I did all of the marketing. One was sold to a neighbors sister after we had an open house (not common in the area). They were not even looking to buy a house! I would expect your agent to do an open for agents and another general one shortly after listing even if it's not customary. I also made sure the house was presented well -- better than the norm. Clean, decluttered, and simple repairs and staging done. It sounds like that is what you have done and it should make your home sell quicker. But there is a time to say "enough" and get it on the market. It sounds like you are at that point. Good luck. Choose the best of the lot, don't sign a long listing so they will have to continue to earn your business, work with the agent on getting marketing set up then let them do their thing.. Mutual respect will go a long way to achieving the end you both want--a sold house....See MoreSemi-OT: What did you accomplish this year?
Comments (17)OMG!!! I had that same issue last year, LOL. I bought 4 saplings (katsura, stella cherry, franklin tree, and catalpa) for our large and treeless backyard, panicked because I didn't plan first where to put them, and then just furiously dug holes, giving the katsura the prime space (it grows huge), and just sticking the others in various locations. When we leveled the front yard, we also leveled a bit of the side yard. I replanted the cherry tree there, so the katsura is in the center of our backyard, the franklin tree is in one corner about 5 feet from the fence, and the catalpa is in the other corner. DON'T do it! LOL!!!...See MoreOT: Other plants you’re looking forward to this spring.
Comments (176)Nice link Bourbon! I do know about the Champaca. I've tried sprouting the seeds a few times without any luck lol. I may just order a plant. Its another one I would have to put in the greenhouse though and I am running out of room. One of the reasons I started adding more roses is to have more color in the yard during the winter months here plus I don't have to put them in the greenhouse like many of my plants. I really need to move further south! Champaca is also called The Joy Perfume Tree. Chanel no 5 is supposed to mimic the Ylang Ylang tree. I am probably gonna get shade for this but I don't really like Chanel no. 5 lol. I do like the smell of the Ylang Ylang tree. Something must get lost in the transformation to perfume. I haven't smelled the Joy perfume yet. This is a great website to search and read about tropical plants. I have only ordered seeds from here because a lot of their shipping seems high but its a good resource to read about stuff. https://toptropicals.com/cgi-bin/garden_catalog/cat.cgi?uid=Michelia_champaca I also have a couple Michelia figo aka banana shrubs which I can leave out in the winter here. It smells just like bananas and vanilla. They aren't as widely grown in North FL and they were when I lived in Louisiana but they should be....See MoreRelated Professionals
