Comments (30)Check the roof and the plumbing! It looks like someone had grand plans and something happened. I'd live in it a while and figure out what need doing. Popcorn ceilings are EASY to get rid of. Don't panic at the doom-mongers and the asbestos. The wetting process takes care of the dust issue, and then you bundle it up in the plastic that's protecting the floors. If the kitchen is post-1980, so is the popcorn, and they required asbestos-free stuff starting in 1979. Check the building permits and ask the neighbors to see when the addition was made. Ah .. it's been painted over. Still not a problem: use one of the spiky wallpaper removal rollers to puncture the paint layer, and wet it with warm water that has a bit of detergent in it. Comments (6)Some initial thoughts: -with informal dining room table where it is, traffic from front door to living room will often go through kitchen, weird route. Consider rotating island 90 degrees so it is along the long wall of kitchen, then there will be a path between informal dining table and living room? -Powder room door is open to main area. This will make guests a bit uncomfortable using it. -No coat closet or anything near front entry--I'm okay with this personally, but make sure you are. -Why not put sink on exterior wall of kitchen? -Master toilet has no wall underneath it, so there will have to be a long horizontal pipe. I'm not even sure if you can do that and meet code, but assuming you can, it will be very loud downstairs anytime someone flushes upstairs toilet -It seems strange to have a 2100 sf house w/ 2 bedrooms. What if you bumped the right exterior wall out and made a bedroom where there is currently space to below? I'm not sure a dining room needs a 2 story ceiling. Comments (12)Personally, I would never build a new house with 10' wide bedrooms. My current house has 2 bedrooms that are 10' x 11' 4" they feel they feel tiny to me with a full sized beds. But this is a 1179 sqft 1983 tract home so it is expected. If I were looking at a resale house in the 1800-1900 sqft. range that had bedrooms that small I would keep looking. Were it my house, I would keep the bedrooms at the original size. It is only 46 sqft. larger for both bedrooms but it will make an enormous difference in their feel. But that's just me. It is your house so build what you are comfortable with. Funny thing, I did exactly the opposite with the house that I am currently building. The original plans came out at 1850 sqft. but after several months of bumping this wall out and stretching that room I ended up at 2109. And the garage got even bigger. I didn't really want to go that big but to get everything to feel right to me that's where it ended up. Comments (20)Your first question/statement... building 3000 vs 3300 sf. Don't expect a "linear" or "around $300 per foot" savings when you cut out footage, especially if its cheap space... carpeted bedrooms, etc. unless you also cut expensive space and amenities. Home construction costs consist of a combination of fixed & variable costs, in other words, a three car garage costs the same no matter the size of your home. Finally a real world use for algebra! Get a builder involved with the architect early, so the communication of numbers comes across clearly "from the horses mouth". When you're working on high end design, sometimes you, the client, hears "xxx per living space foot" while the builder is looking at expensive exterior spaces and adding them on top. Have you accounted for permitting & connection fees, site construction costs on large parcels such as grading, retaining, long utility and driveway runs? How old are those guestimates?
