Help with flooring in double wide mobile home

Need help. Just purchased a double wide mobile home - about 1700 sq ft. The kitchen which is large (14 by 6 ft) as well as 2 bathrooms have relatively new wood vinyl flooring. It ok but it doesn't work well with wooden cabinets in kitchen and the bathroom. Since it's new don't really want to get rid of it. I don't know what type of flooring to put in the rest of the home. Any suggestions. I looked at several other types of wood vinyl but nothing seems to work well especially with the 8 by 10 feet room along side the kitchen. That room has a red brick fireplace and will be my sitting room. Don't want to start over because I am on a budget. Please advise.

You will want to stay away from another "wood look" product. Not only because you don't like the look of it with the cabinets, but because it will be impossible to match at at this time. If you put in another 'wood look' product, you will be setting up the existing vinyl to look "bad".

That means you will want to move away from anything that has the look of wood. Which means a stone or tile look would work (not many people are happy with stone/tile looking vinyl in their living space and then the 'wet' rooms look like wood - it feels backwards). That means we are down to cork flooring (in a cork look rather than a wood look) or carpet.

Thank you so much and I totally agree with you. I have decided to replace the wood vinyl in the kitchen and buy enough "wood look" vinyl for the rest of the trailer. I cant afford to put it all down but will do it a little at a time. Again thank you.

When the unit was built originally, the floor deck was built, the walls were built separately and then the walls were set in place on the deck. So the subfloor runs under the walls. The original subfloor probably is an engineered board similar to wafer board. But it is stronger (per unit of thickness) than the stuff at the lumber yard. It may be 5/8" thick. It does not tolerate water at all. Use plywood for any patches for the subfloor. If the plywood is slightly thinner, use black building paper to build up the thickness. I prefer to use the paper under the subfloor as strips on the joists, as many as needed to get the proper height.

Depending on your situation, I would think the easiest way would be to move the home into place and then build the foundation. This is assuming that you are talking about a foundation that won't reqire digging for footings. If a dug foundation is already in place with a cellar hole/basement ...well, the home can be set on the foundation, but will require some expert help...possilby a large crane or some really creative rigger.

The days of seeing gains like those in the above posts where an $80,000 purchase sells for many times that years later are over for at least 10 years. Don't expect any major real estate boom any time soon; real estate is going to return to what it's supposed to be for, a place to live and call home, rather then a slot machine that pays out. With that said, I got a super deal on a manufactured home built in 2003 with new 2 car detached garage on a .65 acre lot for under $40k. The modular homes in a new subdivision being built start around $100k and that's with no garage included and they are still selling! They don't look that much different, they have the same or less square footage, yet they are selling for more then double the price. I guess it depends on what you need. Do you need a basement? The manufactured homes around here will qualify for a traditional mortgage as long as they are anchored on a frost free foundation. Surrender the title and they become real property, treated as such. Why pay more for less in an environment where real estate is going to go down adjusted for inflation going forward? If you can find a good deal, go for it. A house is a place to live, a place to call home, that's the important thing.. not bling bling, unless that's your style.

The rebate is on the window, as long as it meets the guidlines (30/30)you can get the tax credit. The way i read the rules, they do not even have to be installed, they can just sit in your living room.

Diann...that's a great idea. Purchase everything you need NOW and then install it as funds become available. Make sure you have 10% waste. That will include enough for future repairs because you will NEVER find replacement product 2 years from now...let alone 12 years from now.
