Hot upstairs, cold downstairs

I have a two story home - my handler is located in the attic and my thermostat is located on the second floor. That said, it's really hard to get the temperature on the first floor to match up with the second floor. Currently, as I run the heater, all the warm air rises so the upstairs feels like 75 when the downstairs feels like 65 (give or take). In the summer its the opposite....when I run the A/C the upstairs feels like 75 while the downstairs feels like 85. Obviously the thermostat is running based off of the second floor temperature, so my question is how do I get the two floors to balance out? Do I need to purchase another thermostat to install on the first floor or is there an easier fix? HELP!!
