Help with small Kitchen & Pantry layout please

I would like help with my small kitchen & pantry layout. I am open to all ideas. It is a very small kitchen and I do need lots of storage.

We are a family of 5. (parents, 2 teens and 9 yr old.)

One person does the cooking. two people do the cleanup.

Daughter loves to bake.

we cook 6 days a week

Kitchen table is also used for homework.

No dining room in the house

brick chimney is located in the pantry.

Changes we can make:

change window width/height

would like to remove door going into pantry, instead just have an open entry. The door takes up too much space.

Would like to have:

butler style pantry ( since I would like to remove door going into pantry, I would like the pantry to have clean lines)

dishwasher

thinking of having microwave inside pantry.

thinking of having coffee station in pantry

table that will seat 5 people ( was also thinking of maybe doing a built in bench seating if space will not fit table)

storage

ventilation hood

would love a french door fridge with freezer at the bottom( if fit is a problem, my second choice would be bottom freezer with single top door)

With Bmorepanic's layout, I was able to piggy back with tweaking that. What if you were to close off the entry from dining room to kitchen except for a 3-4' doorway at the very end of the room (staircase end). I would then bring the frig to along the DW run. BTW we have a corner sink and we have a small spacer and a 9" cabinet between sink and DW which allows plenty of space for loading the DW). The frig was too far away IMO for everyday use. I would then actually open up completely the kitchen to the family room. This would "enlarge" both rooms. It would also give more natural light to the kitchen. You didn't say anything about wanting to feel less isolated when in the kitchen, but there is definitely a huge trend to join the two rooms. You would then have a few options for an eating area. You could create a huge island with seating. You could place it either vertically or horizontally in the room, depending on what else you want to do with the space by the slider. I'm not big on prep sink, but with the large island, it might be nice to have on on the end closer to the family room. If you don't want to go the prep sink route (I'm not), you could easily accommodate your main sink and DW in the new large island. You could create a smaller island with a round dinette corner in the area to what is to the right of the slider (wall would then be mostly open) Purchase a large table that can be centered lengthwise in the kitchen. If I can think of some of these ideas, it's going to be fun seeing what the others can do with this kitchen.

That would depend on how you'd use the cabinets and the space from the other side. I want to start with a comment on the plan above - the range is drawn wrong. Even if its a cooktop above an oven - its still drawn wrong. Ranges and ovens stick out in front of the counter. The more you spend on one, generally speaking the less it sticks out, but you can plan on a range sticking out 3" to 5" and sometimes more by the time the oven door handles are included. Usually, the entire oven door and handles are completely in front of the cabinet line. SO, all and every kind of corner unit or blind corner unit has issues when you have your exact layout - with a corner unit next to a range - they are all going to be a pita and some you can't do at all in that situation. A corner unit with doors that opened to each side would reduce your ability to access the corner probably quite a bit - you'd have to avoid the 12" door sticking straight out. If you did a blind unit, you'd still have to care about the other side of the corner because things like drawers will run into the range. If you did do something like the corner drawers, they would need to be fairly skinny to avoid the side of the range when they opened. And something like a magic corner unit may need some extra filler to get it to avoid the range. If the doors are hinged in the middle, they'll pile up on one side and together with the range, reduce the available space to reach into the corner. Things like blind corner pull outs need 15-24" of space on the opening side, so the benefit would be in however you'd use the other side of the corner - are you thinking it could combine with another cabinet to make something larger? You'd loose inches from your 30" base on the other side of the range. And I'm pretty sure you'd loose inches from the sink side as you'd need to add in a pretty chunky filler. The way those mechanisms work, you'd have to check the exact clearances to make sure you could place it next to a deeper object like the range. I'm pretty sure you can't use corner drawers either - they'd also get stopped by the range. So - just talking out loud, but I'd really consider an angled base. With an angled base, you can use the corner for prep work. With a regular corner, you can't - this is primarily because the countertop stops your hips! Even tho its more expensive, I'd pop for one where the door was attached to the susan and rotated into the cabinet so I'd never need to fuss with it.

Thank you very much MamaGoose, We prefer the 1st option because we could then setup a coffee station, thanks for the advises, I love the dishes by the island I think it will be a great fit. I think we spend most of our time at prep Would it be too weird to add a section to the island at table height to act as diner table? we do not have a formal diner table any more and this could help the living with more space? The "bad" part is.. that section of the island would be the fist thing you see when entering the condo. just an idea...

M, So great to hear your take on form following function. I think we share a practical streak. On the one hand, I'm not a preservationist, on the other I do want to be true to the spirit of the house. I'm not aiming to make it something its not, and I don't want to "over improve" either. I agree that its entirely possible to "design a modern functional home and have the original vintage design-spirit prevail". In fact, thats precisely the balance I'm striving to achieve. In my situation, honoring the vintage design spirit means keeping certain elements intact: --the cottage windows --the china cabinet --the built-ins in the living room flanking the fireplace I'm not as attached to keeping the kitchen and breakfast room spaces separate as my partner is. In the spirit of cooperation and domestic harmony ;-) I've solicited feedback on how we could fit everything in the footprint of the kitchen proper, and posters to this thread stepped up admirably (THANK YOU!!) Reading the comments here has allowed me to feel more comfortable with merging the kitchen and the breakfast room--that this might be the right place to "modernize". Considering the two spaces as one is beginning to feel…well…more practical to me. Your point about it being possible to botch both the form and the function strikes a cautionary note---Sheesh, that would be awful. Aiming to avoid this, on both counts! Where is the water supply? Will there be gas for a stove?

yes, there will be gas for stove. The water supply is on the right of the pantry door, along the 24" wall space. We have an open basement and can move it if necessary

Your space is a wonderful challenge.

I'm wondering if you could demo the pantry entirely and put in a hyper-efficient one-wall kitchen across the exterior wall. (eta: I'd put the trash pull-out to the right of the sink; it's wonderful to wipe the prep counter straight into the trash bin and your primary prep counter would be around 54" wide. If you're doing Ikea Sektion, the 18" wide trash/recycle pull out is my favorite as it holds two large bins perfectly.)

For seating, perhaps a narrow farmhouse table (32 inches wide) with bench seating that tucks completely under to keep the aisles as clear as possible when they're not occupied. Being so close to the sink the table could double as a seated prep space.

For increased storage, your 82 inch window would need to be reduced to around 36" but there's clear space on the porch end of the room for adding a large window or widening the doorway for a patio door.

I've been watching a lot of "Escape to the Country" on You Tube and I've fallen in love with the eat-in kitchens so common in the UK, which kind of inspired this idea...

I'd move the pantry opening towards the chimney as much as possible or totally get rid of the wall b/w the pantry and the kitchen.

Here's what I'm thinking.

Edit: I have trash under the sink.

Those aisles are very narrow, but with such a challenging space maybe
the rules have to be overlooked. The kitchen aisles in my older home
are similar, although the appliances are arranged so that it works
better. I was working on a variation of the above plan, without altering
the pantry (1)--bengiesbride's plan has emboldened me ;), so I'll post it. The work area can be flipped, so that the DW opens into
the long aisle (1a), but in that plan the dishes could not be loaded directly to
the upper cabinet. If the trash and DW are flipped (1b), the DW can be
unloaded to the upper cabinet to the right, and there is a little more
prep space, but the DW is in the prep space. The sink is more centered on the window in that plan.

Plan 2 uses
bengiesbride's suggestion of removing the walk-in pantry, but instead of
the one-wall kitchen, I drew a peninsula with a backsplash to contain
splashes, and the built in seating the OP mentioned. The pantry is
recessed into the long wall, protruding 6" into the kitchen--if it can't
be reframed with a header, you can work around individual studs. I have
a similar pantry in my kitchen, only 6" deep. It's more work initially,
but it holds a lot of canned goods and boxes.

ETA, another 'out of the box' idea. The shallow cabinet could have by-pass doors to hide the folded table, and it would add extra storage for canned goods or hanging utensils a la Julia Child.
