Comments (25)"A two story home should have 2 separate systems. " This is a townhouse, likely 1500 sq feet +/- from looking at the floorplans. I've never heard of one with two systems. Have you, Austin? Elmer, not all townhouses are 1500 sq feet. So when I say what I say you are taking it out of context for what I mean by it. Meaning you are going to have problems controlling comfortable temps in a 2 story structure with one thermostat. This is regardless as to the size of the structure. Townhomes come in all different sizes. If I don't describe the situation as I have described it the home owner or townhome owner is under the illusion something is wrong with the system when it is really a 'system design' limitation. I don't build townhomes, nor do I build homes. While the structure often limits what I can do to correct foolishness of what architects design this doesn't change the control options of the system does it? At the end of the day, heat still rises and cooling still falls... the thermostat reads in an area of 10 or so square feet around it. If you have a thermostat on upper level it's warmer up there. If you have the thermostat on lower level it's cooler down there. If you want the upper level cooler, the system runs more and the lower level will be colder. This scenario does not change if you move the thermostat, except for the setting in which it's placed at. A structure does not defeat me and what I do, it only limits the options I can present as solutions....See Morestorage loft bedroom ideas

Comments (4)You have some real issues with picking a style so maybe get a handle on that. Venetian plaster is IMO a very formal traditional look and not something I would use with epoxy floors. The sofa and those 2 gaming chairs don’t belong together ever. I do not see the bed and I am not sure which wall is shared by the bedroom and LR IMO this space has great potential but you need a cohesive plan...See MoreNeed suggestions furnishing my loft style apartment living room
Comments (24)@Sophia Davies a rule of thumb is to think about the walls last. First think of function. Then choose the furniture that best suits the function. Keep the lines simple, clean, classic, time-tested....the little black dress in the furniture world. Nothing bulky or excessive, and no sectionals for your first furniture. I'll share some advice I would usually give but am not sure is appropriate for you and this space. The advice would normally be to go shop in an outdoor furniture store and get really good outdoor furniture for your first furniture. Good quality is less expensive. The furniture is light weight and easily moved. If friends or pets or children barf on it or worse, it can be taken outside and hosed down, or the cushions replaced. Then a decade later when you have your first house and can afford to or want to buy really nice indoor furniture you get a two-for... Indoor furniture and your old furniture becomes your patio furniture that none of your friends think they can afford. You know, another good source of furniture is grandparents and parents wanting to downsize. I would love it if my daughter wanted some of my furniture. And finally, find a furniture restoration place near you and ask about sources for used furniture of sufficient quality to restore. You can find some really special pieces you will treasure all your life. I got some great tables at an estate auction....See Moregrapefruit1_ar
