Cool to warm season renovation - what to plant now?

We're in Raleigh, NC, zone 7b and are converting our fescue lawn to zoysia. A majority of our lawn is currently dead, due to using RoundUp on a large area of common bermuda and either drought or a fungus problem in the other areas. We need to choose a seed to put down now, knowing it will be removed in spring. In the past, we have ordered good quality fescue seed online, but this year, the cost just isn't justified.

So, should we get fescue from a big box store, or maybe go with a perennial or annual rye grass? What are the pros and cons of each?
