Comments (23)Flyingflower: In response your question to the Realtor, I can't say how many are or aren't "aware" that brass is out of style. What I can say is that depending on where you live, there could be as many as 40 homes or more listed within .5 mile radius that are ALL comparable to yours and priced to sell. I HAVE sellers with that problem. A buyer may not know what is or isn't in style but most tend to gravitate to the cleanest, most updated home they can find for their money and like to have as much of the work already done so the house is essentially "move in ready". Prairiegirls5, I apologize, I didn't see your quesiton until now. Like I said in my first response, it's the little things that can make a big difference. Yes definately, changing a light fixture is an inexpensive way to give a fresh feel to a home as well as fresh paint in neutral colors, and clean trim. Small things a lot of people never think to do and are FREE are to clean their windows & window treatments or even the entry. Updating window treatments is another inexpensive way to update a room, or even changing out some old picture frames for new ones. In this market though, you don't want to go overboard, you just want your home to be clean, fresh and uncluttered more than anything. I don't know where you're located, but in the area that I'm in, we have lots of 50's bungalows, 2 story colornials and ranch homes that are older builds. No one is going to expect them to be perfect inside, but it's the clean, well kept home that definately sells before one that's not. If you have doubts about how it will fare once it's listed, now when you're in the process of preparation is the best time to call your Realtor and ask what buyers specifically in your area are looking for. Comments (9)Hi! Thank you for the input! The vinyl siding company is going to have to replace all of the warped wood to smooth out the surface. I will mention the Board and Battan option to my contractor, but I think that is a higher price for instillation and will not be financially realistic for us. I live in FL close to the Gulf and yes, the houses in the area are all pretty plan Jane, but some do have fun bright colors - which is typical in my area. I'm wanting to use more than one vinyl siding color to add a little creativity to the house. We will probably be here another 10 years. I am thinking to use earth tone colors and/or/with greys and a pop of color for the door. Nothing tooooo wild, but a little less plan Jane. We have to keep the same windows because OMG replacing those is too expensive. Our neighborhood can handle creativity, it's not a deed restricted community and all the houses are different. I thought dutch lap was all the same design? The brand is Kaycan and the style is Timberlake. There are a lot of color options, all of the softer side - no bright outrageous colors. Here is a picture of a house I found that I think is awesome, don't know if we can go this creative but I love how there are different colors used for each section (and different textures). I would add different textures if the price of that material doesn't exceed the Kaycan Timberlake material that we are using. Comments (43)I had two different estimators here - carpeting is on plain plywood subfloor. To install anything other than carpeting means removing the toilet, installing a more robust subfloor/durock etc, then putting down tile/LVT/LVP etc. The cost of the tile or vinyl is negligible - the cost of the labor per bathroom is the expense. I'm sorry but this one shouldn't be up for discussion as anyone coming into the house will take one look at carpet in the bathroom, make a face and leave. Sheet vinyl would be a better choice even. BAD idea to 'test the market' then 'adjust'. You are only *fresh* once. Take advantage of it. Otherwise the 'adjusting' you will do will be to lower your price. Exactly. If your agent is telling you that, then she's not as good as you believe her to be. You don't test the market because in the long run if you have it priced too high, it will sit longer on the market, people will wonder what's wrong with it when the price drops and then you'll wind up most likely with LESS than if you had priced it right the first time.
