How are your Elizabeth Town Hellebores doing?
Comments (20)The Tasmanian seeds from the Dudleys arrive in their first warm period, packaged in moist vermiculite. Very helpful that they have begun the process, and I think that is why their seeds are so successful. I immediately planted mine last year when rec'd in January and placed the seed pots outdoors in this mild Z8 where our temps will roughly mimic (an average) that of your refrigerator. I think it would also have been fine if I'd left them unplanted in their baggies at room temperature for several more days. It was about 8 - 10 weeks before they began to germinate after being placed outdoors, and germination continued for about a month. When several days had passed without further germination, I transplanted seedlings into individual pots and grew them on until October when they were of a size they could go into the ground in this milder climate. (Those seedlings were buried under several inches of snow, followed by an equally unusual ice storm last week and emerged with the thaw looking no worse at all for their experience)...See MoreBldg. code & kitchen range hoods
Comments (4)Thanks for your replies. The bldg. inspectors were upset about missing this, but in their defense it might not have been installed or completed when they saw the house. I was told that, of course, first preference is to vent outside but that it's acceptable to use a recirc. hood. Around here, builders do recirc. hoods even above gas ranges and no one blinks but us. At least this is in the basement and we're unlikely to use the cooktop (we bought a builder's spec. that was nearly finished & would not have done a complete kitchen in the basement had the house been custom built.) Now the job will be to make sure that the corrections are made properly. We have more than enough moisture issues and are getting them addressed slowly but surely. The same builder failed to vent a bathroom fan & let it just dump moisture into the attic. This makes the third house in which we've had that problem....See MoreHow to determine how many stage of heat & cool system I have?

Comments (11)A local realtor and if the town has a local paper would be helpful. These were the things we used to get a lot of our info. We're in a small town so we could read the local police's reports in the twice weekly newspaper. I would also figure out what are things that will be important to you about where you live. Easy access to doctors, groceries, other shopping, outdoor activities, etc. Then check those things out. Visiting the area often during different times of the week/day is also a good idea. If it is really far you could always see about staying a B&B a few times. This is often a good way to get local insight as well. Talk to people in restaurants and stores - most don't mind. I texted back and forth several times with somebody we met in a restaurant doing just that as they were considering moving to our area from a large city and hearing that is what we had done gave her a different perspective as well....See MoreUser
