Please help me choose two trees from a list

Building a new home, there is an approved tree list I've included
below. This would be for the front yard, where two trees are required to be planted by the builder, one on essentially each end of the house if looking at the home from the
street. Its a craftsman style two story home on about a third of an
acre. We think we want a "medium" sized tree, prefer not have one that
will grow into a towering tree where you worry it could fall and crush
the house down the road. Ultimately, we'd like a tree that looks nice
and provides good
curb appeal, where a nice lawn could grow underneath, and privacy is
not needed.

The new home is a tear down and new build, so the surrounding homes all have mature trees, though these trees will be in full sun. Location is in the mid-atlantic suburbs, with grass lawns and sidewalks.

Any thoughts?
