OK, I tried skimming over the marks since I was skimming bottoms of walls (to get baseboards to lie flat - haven't put all of the baseboards on yet). Sanded with a sanding sponge contractor left behind - not sure of grit but maybe 220, doesn't feel too rough. Primed and painted. Missed a few spots (edges) had primer showing so a couple hours later hit them again, rolled out entire area. Using BM Regal Matte in Navajo White from leftover can. The bottoms of the walls look good, but this area where I had the scuffs, now I can see looking on angle with light again) alternating dull/shiny spots. I know the shiny is the new paint (since I also touched up a scuff in middle of another wall where furniture had rubbed, no primer, and paint looks the same from angle). The dull areas seem to be where I didn't mud over, maybe the primer was a little thin there since I really only primed over the mud and then tried to feather the edges where 2 mudded areas met. When I get up close, those dull areas actually look like they've got glitter in them! I did try to vacuum dust after sanding, the hose wasn't quite long enough, but I did wipe down with a Swiffer dust cloth. So should I just go back over the whole area with a roller tomorrow morning, or leave well enough alone? It's really no worse than it was before, the worst spot might be hidden once we get the crown on top of the cabinets (though not going all the way to the ceiling). I don't know *what* to do about the middle of the wall where we temporarily put a bookcase and it rubbed. It's too low to hang a picture there. Repaint the entire wall (not much wall space, have 7ft long window and 6 ft slider)? I just don't want to end up getting it on the ceiling, can't open that can of worms (or paint LOL!) again.

You want the focus on the plants and flowers, with the mulch just there to reduce weeds and keep moisture and temperature more even. You don't want the mulch to grab all the attention by being the brightest thing there. I much prefer brown mulch as close to dirt colored as possible. (and yes I hate red mulch!) The other thing I noticed in Greg's yard is the utility (phone?) box with a little tuft of plant next to it. Can you either make that more of a garden or just lawn? Right now it looks a bit orphaned out there. Are you allowed to incorporate it into a garden, or cover it with a good looking fake rock (to go along with the moved real rock) or obelisk with a vine, etc. or does it need to stay completely visible?

^^Well said. All LBP requires in order to be safe is proper management. OP is doing that and so are millions of other homeowners. It's generally not something that should keep a person from buying a house, unless the paint is peeling off or otherwise damaged, in which case abatement can take care of it. BTW there are plenty of ways for lead paint dust to be released besides chewing which is probably less common but does happen. The two big risks are friction and impact. Friction from shoes (on painted floors), windows sliding up and down, doors opening and closing. The other is impact - something hitting something else. It does not take much to create a lead dust hazard, but it usually doesn't take much to prevent it either. Same with many other hazards we protect our children from. Windowmaster, I do hope you are handing out the HUD pamplets to homeowners when doing remodeling work in lead painted homes, as required by law. Even if you think it's dumb, it's not worth the fines.

@katinparadise That is helpful information. We know that we have a big and expensive project ahead of us. Another thing that we'll run into is needing to bring everything up to code if the cost of the renovation exceeds 50% of the value of the house, which it might. (Most of our value is in the large piece of property on the water, with a lot of privacy even though we're in the city, with beautiful, gigantic live oaks, and not in a flood zone.) The rest of the house (other than the kitchen) looks nice inside, except for my wanting new cabinets and fixtures in the 2 bathrooms, needing new floors and some ceiling work. The one contractor that took at look a couple of years ago said that we should demolish and rebuild. At that point, we also said that we wanted to raise the roof In the living room and extend some outside walls. I'm sure that you're right about the issues other that we might run into, too. That's probably another reason that he suggested a rebuild. We considered doing that, but it would be extremely expensive. We came close to buying a new house this year and were told that the cabinets would cost $50,000. WIth that amount in mind, there is a lot of incentive to make do with what I have and also hopefully have money left to do much needed landscaping/hardscaping. That's why I asked the original question. On the other hand, my husband has finally agreed that I can have the kitchen of my dreams. My hobby is cooking, and we have a large family who usually comes to our house for family meals, which I love to host. (If the price tag of that is unbelievably high, he'll probably change his mind on that.)
