I got the switches from historichouseparts.com, although a number of places sell them. The ones in the powder room are kind of a test run to see how we like them. I'd like to have them on all of the switches in the 'public' areas of the house, but they are expensive; I'd be looking at some $300 for switches, and then of course you need appropriate switch plates, which also can get expensive. Then, if you get 'period' switch plates, the outlet covers don't match, so then there's another expense...

That being said, it doesn't sound like that is the issue with the OP, first house and all. Honestly, of the two options, I'm not sure which I would choose - I don't like either of them. I think the practical and best choice for resale would be laundry on the second floor with the bedroom/full bath on the first. Maybe you can put a sink in the garage if you envision needing a clean-up area? I toured a home one time that had the laundry in the garage right off the entrance to the house - I realized it wasn't a bad idea (the garage was heated) and for me was preferable to the basement, because, let's face it, as you get older schlepping down basement stairs to do laundry is just as bad as schlepping up to second floor stairs. All the area needed was some drywall to enclose it and it would have been a terrific mud room right off the house. (I wanted to bid on this particular house, but that is another story).

I agree, with an airbnb people can live with most anything. Plus how much is this going to cost, $15-20K? Seems like a long pay-back period for an airbnb. That said, aren't you concerned about resale value when you sell? (whenever that is.) That raises questions about livability. i.e. if you're outside gardening, do you want to walk all through the house to use the bathroom? What about my 80 year old relatives who use a cane? Do they have to walk up steps every time to use a bathroom? BTW are you cutting into the wall (of a duplex?) to recess the sink? I'm not a pro but it seems spendy and may potentially uncover other issues. OR is this new construction? If so, can you ask your architect to revisit this issue? I can't really read your plan, but is that a small kitchen table between the kitchen counter and the dining room table? If so, do you need two tables in such close proximity? Removing the kitchen table might free up space, and then you and your architect can reconsider the kitchen layout to put a small powder room in close to the front door. I see what you are trying to do by creating privacy for the bathroom entrance, but installing a privacy curtain is not to everyone's taste and to me, feels like a sign that the design could be better.

Thanks so much. Vanity is from Wayfair. I don’t think they sell that exact one anymore but they have similar models. I swapped out the knobs for the glass ones which are from Home Goods. The faucet is Moen Glyde which I also put in 2 other bathrooms (love it)and vanity light is Miseno. Both are from Build.com. I regret not putting chrome fixtures in. I think it would have looked crisper. I don’t like the gold hue on the brushed nickel. Lesson learned. The floor is from a local tile store. It’s a deep blue slate which I love. Invoice says Decor Galaxy Blue. It was expensive but in the end worth it. The mirror was in the old powder room from 18 years ago and I had it rehung. I always liked it and think it’s timeless so why not save some money. The toilet is American Standard and it’s elongated comfort height with straight sides which are really nice for cleaning. No nooks and crannies.
