Comments (5)Probable answers to your puzzle: (1). That most likely is your pressure relief valve. Normally they are set at 15#Âs and you must be exceeding that due to overfilling of boiler or failure or flooding of your expansion tank. Once they discharge too often and/or drip to long they usually donÂt seat properly again so, your problem needs to be discovered and then most likely have this valve replaced. (2). Sounds like an old style float/fill system yet, you state forced gravity with expansion tank but the sign verbage tells me steam?? Once I saw a very old weighted fill valve, perhaps thatÂs what you have but these date way before 1961. (3). The two thermostats can be one of to things; the inside one failed and they added an external, or, the external is a high-limit safety required by some jurisdictions. Even if there is a pressure gauge, they usually can not be trusted at that age. If your boiler is leaking at the relief valve, it is time for a professional to take a look at it. Sounds like your expansion tank system along with fill (pressure reducing feeder) along with the age of the boiler itself dictates an upgrade. Comments (5)Did you make provisions for fresh air intake to the room? I don't recall the sizing recommendations on our brand new 70k BTU boiler, but it was stated that if the boiler is in a small room, intake air must be allowed to come in through large vents at the top and bottom of the room. Even our own municipal code requires a six-inch air intake on our garage because that's where our boiler and water heater are. 47 years is a great life span for a boiler. I just replaced a 140k BTU boiler with a 70k BTU unit. The new boiler is the Weil-McLain GV3. Our heat loss calculation showed that our home should lose about 55 BTU / hour at -10°F. But since we haven't been in the house through a winter, we were being cautious. If you choose to replace it, you'll need a heat loss calculation to size the new one correctly. No doubt that you can find a unit that will be much more economical. I found myself unwilling to go for a new 'modulating' boiler due to my concerns of its reliability, so I went with a unit that's a 15 year old Condensing design. When researching, look into Outdoor Temperature Reset units, which adjust the temperature of the boiler supply water to be in line with the heat loss of the house in warmer weather. (For example, my boiler has been running at around 120°F while the temperature outside is hovering around freezing. As it gets to 10°F outside, the boiler is gradually ramped up to 180°F. Comments (8)I wouldn't do it. As others have stated, the dollars saved due to the increased efficiency would never pay off the new boiler in a short amount of time. Any new boiler will have more computer controlled stuff which sounds cool but is not good for reliability. The boiler in my home is a couple years short of 50. While I've had to replace pumps over the decades (and pumps are on a new boiler too), the boiler itself failed to run only once in 30 years - when the pilot thermocouple failed. Comments (15)I am no expert about your HVAC system, but I will share my thoughts based on the information provided. The boiler is generating the heating BTUs. It is independent of the domestic hot water supply. Installing a bigger boiler is not going to improve your hot water flow in the winter. I suggest you ask the condo manager what can be done to get more hot water. The upper floor being 3 -5 degrees warmer in the summer than the lower floor is probably a duct issue. The duct work may not be providing enough air flow. Increasing the size to 2 or 2.5 ton is not a good solution. I think you are properly sized at 1.5 tons for 1250 sq feet in Rhode Island. I find it interesting that someone decided to install this hydronic system with a boiler and no hot water heater. What you have is not common and you may be limited in finding a replacement. Hot water boilers can have long lives if they are properly maintained. So from a cost point of view it makes sense to leave it and find a new air handler.
