Neighbor listed on Tues and went under contract on Thurs. We listed on Fri afternoon, had 1st showing Sat morning and 5 other showings later that day. First showing made a cash offer at 98% of listing and a 30 day close so we went under contract Sat evening.

We listed at the top of what the comps presented. I guess we could have listed for a bit more (hindsight) but not sure how that would have played out during appraisal.
