Comments (11)I don't get it. I know what first refusal is, but last? Does that mean "James" expects you (and your realtor) to go through the trouble and expense of finding a qualified buyer and then he swoops in and (presumably) tops that offer? Sort of like sniping on eBay? While it is possible to exclude someone from the listing agreement's commission schedule, it doesn't seem fair to a potential agent to exclude a particular potential buyer who intends to top any other valid offer. Good for the sellers, perhaps, but a very bad deal for the agent - and a not so good deal for other potential buyers who are merely being used as stalking horses. Best bet is to get an appraisal and make an sales offer to "James". If he doesn't want to go for that price and you still want to sell to him, you could suggest that he pay for second appraisal, and then if the appraisals are still far apart, you could (jointly) fund a third appraisal to resolve the valuation question. The three-appraisal method is sometimes used in settling valuation disputes in inheritance or emminent domain matters. It only works if both parties are determined to settle on a price and proceed to closing. The cost of an appraisal (even paying for 1 1/2 appraisals each) is almost certainly less than a real estate commission. If James is really serious about repurchasing the property for a fair (to both parties) price, and not just wasting everyone's time, he shouldn't object to arriving at a sale price in this way. If he thinks the appraisal you paid for is wrong, then he gets a chance (at his expense) to provide another data point and you both have a way to further resolve any differences. You might point out to James that if he intends to top any offer that the REA scares up, he will be in effect paying for the amount of the commission anyway. In some circumstances if a REA finds a fully qualified, full-price offer that a seller refuses, the commission is still owed. Comments (8)You can probably get a tech from the gas company to disconnect the gas line to your dryer for you for free. At least around here they're really good about things like that. Great customer service equals no boom. If you want to try Craigslist or Pennysaver, etc., which is what everyone uses now, you can insist on a cash sale, and if you have access to a truck, you can have the transaction by daylight in a crowded parking lot. Bring a big friend with you too. Or you can have them come on moving day while the movers are there, and again, cash. Make it for early, and have a secondary bidder on standby. If that just doesn't set well with you, you can sell them to a used appliance store. You won't get as much, but if you call them up, you can probably get about half of what they're worth used, and the store should be able to do the uninstall for you. You can also ask around. People you know might know someone who wants to buy them. Again, if you can move them once they're disconnected, you can take them to a swap meet. If you see signs for a garage sale, you can ask the hosts if you can give them a little money and be allowed to sell your pieces there. Silly question: Did you offer to sell them to the buyer of the house? If not, ask your agent to ask them. It can be a cash/check deal so it doesn't upset the escrow. If your house isn't sold yet, you can offer them with the house. Habitat are pretty picky. I'm sure they'd love to have two year old units. If they aren't in your area, try any of the non-profit run thrift stores, and if there aren't any of them, you can try the churches. They might need them on premises, or know of a struggling family in need. If you donate them to the church and the church gives them to the family, you should still be able to write them off. Comments (20)A few comments: First, what susie53 talks about is not a stacked set. It's a "laundry center". That's a one piece unit, not a pair stacked together. Similar function but different than a stacked set. Laundry centers can be a top loader with a dryer or a front loader with a dryer. The top loader unit is usually a lot cheaper. As already said, if one part goes, you're going to replace the whole unit. I imagine it's conceivable that you could separate them but I wouldn't go through the effort. Next, don't forget that Sears Kenmore is NOT a manufacturer of appliances. They have other companies build their units so just because Mom and Aunt Bertha both have Kenmores, doesn't mean they're made by the same company. They bid them out to be built to Sears' specifications. Frigidaire, GE, LG,,Whirlpool, etc, all build washers for Sears under the "Kenmore" name. Similarly, Whirlpool owns a number of brand names, including Whirlpool, Maytag, Amana, Inglis, and a variety of others. Front loaders take longer than top loaders to run a cycle, it's part of the design and the way they work. You can get a shorter cycle in various ways but especially with a heated front loader it can take upwards of 2.5 hours (maybe even more) to run a load. Many people have trouble changing over from top load to front load for this reason. One big problem with front loaders is people put too much detergent in it or the wrong kind of detergent and it kicks up so much suds that it's going to keep rinsing and rinsing to try to remove it. I like the concept of a stacked unit but would have to go with laundry center with a top load since I have issues with bending over and a front loader is not practical for me unless it's up on a high pedestal. Although some have done it, it's not recommended to put a stacked unit on a pedestal because of the weight, height and other safety reasons. I don't believe in buying "matched" sets of washers and dryers. Seldom do they have a dryer with proper capacity paired to a washer. The general guideline is to double the washer capacity to determine the dryer capacity required. So a "4.0" capacity washer should be paired with a minimum of an 8 cubic foot dryer. Seldom is. Capacities are also often misleading but that's another story. That bi-fold door sketch is a laughable example of fraudulent advertising. Bi-fold doors FOLD. DUH! The space you lose is 4 times the thickness of a door. The sketch shows you losing nearly 1/3 of the opening. But people are gullible and will buy into this type of fraud. I'm not saying that changing the hinge system is bad, but whoever did that sketch was exaggerating. And you don't need special hinges to accomplish this, as you can see from the sketch. Comments (4)I'm not sure how many children you have, but I have four and I feel like have a lot of laundry. The machines I bought 3 years ago hold twice as much as the ones we replaced. The newer machines are also much more energy efficient and they take less time to complete a load. I have the largest, top load, LG units available and I've had no issues with them in the 3 years we've owned them. I can fit my king sized sheets and comforter in one load, I could barely fit my comforter in my old machine. As a result, I'm spending a lot less time doing laundry these days! I didn't go with front loaders as my experience with them hasn't been good. We temporarily left our permeant home for a work assignment and we bought front loaders to use. No matter what I did, the seal in the washer always smelled of mildew which I felt made the laundry smell as well. And I was diligent about wiping it out each time, sticking paper towels in the recessed seal between loads to absorb the access water and bleaching the area frequently, nothing helped.
