I'm assuming from what the OP said that they don't want or need hall access to a bathroom that one of the bedrooms isn't going to be used as a bedroom. I also LOL at how home builders are so overspecific in naming the rooms on their floorplans. Like everyone wants a game room in the middle of all the bedrooms and home office, just the thing to ensure a good night's rest or undistracted working at a desk. One small item I find really irksome in this floorplan: the door to the master bathroom toilet room is ideally positioned to (a) block the entry from the bedroom when open, which it assumedly would be when not in use, and (b) whack the person using the sink when unexpectedly opened from inside. Also, that door to the upper left bedroom is a weird one. Perhaps to keep it from blocking access to the J&J bathroom when open, it's hinged on what would otherwise be the wrong side. As it is, especially since the bedroom closet extends further than the door opening, the door must be opened an awkward 180 degrees to enter the bedroom from the hallway. I am 75 and can still quite easily climb stairs but your issue needs to have you post a to scale floor plan and this was a pretty typical 70s idea and besrt redone to make a nice bathroom space so I would not spend a lot on any 1/2 way work so put the door that you have with a bit of trim to fit and save until you can bring this into this century

Paint walls solid white or very light color - get rid of wallpaper. I would not swap the toilet as older toilets were smaller. Replacing with a modern unit of any style will take up more room. The wall mounts don't save room and put stress on the wall. The shutters are gorgeous so keep! You simply cannot buy shutters with thin slats like that anymore. Remove the "secret" door and glass shower door. Simply use a thin white curtain. If the shower will not be used the space could be converted into a storage closet or combination of sink and shelves. Change floor tiles to white or very light color. Your sink is adorable and unique. If it is functional I would keep. The towel bar could be swapped with clear lucite or thin chrome bar. Remove wall basket. That space could be plain wall, a piece of artwork, or a bathroom towel holder (clear lucite or chrome). We remodeled our small home bath and are familiar with brightening up such rooms and maximizing space.

Thank you all so much for the responses. We definitely agree that the double doors are a waste of time! We are seriously considering moving all the clothes storage to the 7' x 11' "sitting area" so that becomes a walk-in closet. In this case, we'd have the full 16' x 8' for the bathroom, and we'd appreciate your opinion on how best to lay that out. While we don't plan on living here for more than a couple of years, that could end up being 4 years. We want to get more enjoyment from the house as long as we're living here, and we also want to make it as palatable as possible to potential future buyers in this area of the PNW.
