Please review the waterproofing/insulation for my build
Comments (13)"spray waterproofing" is not an adequate specification. Find out what material the contractor intends to use and how it will be applied so we can comment on it. #15 asphalt saturated felt is not an adequate underlayment for asphalt shingles. The time tested standard is 15 lbs/100 s.f. (commonly noted as 15#) but manufacturers have slowly reduced the asphalt content of this material until its weight now ranges from 7.6 to 8.8 lbs/100 s.f. and to disguise that fact it is now called #15 instead of 15# felt. To achieve the old standard use #30 building paper which ranges from 15.7 to 19.9 lbs/s.f. Ice & Water Shield should extend up the roof at least 2 ft beyond the inside face of the wall below measured horizontally not along the slope of the roof. That very often requires a material width wider than 3 ft. Make sure you are getting what you need. IMO Ice & Water Shield should cover the entire roof. I would use corrugated perforated perimeter drains instead of tile. Why are there two drain systems? If one is inside you need to find out why that would be needed in new construction. If you are building below the water table you will need better protection than just under drains. IMO roof sheathing should be at least 5/8" thick for adequate shingle nailing. If the trusses are spaced 24" o.c. the thicker sheathing will help prevent unattractive sagging. Tyvek is the best house wrap and is not a generic term so make sure that is what you will get and that all joints will be taped and attached with capped nails instead of staples. A vapor retarder below a concrete slab on grade should be at least 10mils thick. All in all, not a very impressive specification....See MorePlease critique my choices
Comments (17)You've chosen beautiful high quality fixtures and accessories. I really love the tub splash guard door you found in the photo group "Powder Room". I've read on this forum that those who used that option have been really happy with it. I'm definitely doing Toto toilets too. Do you need to pick out light fixtures too? That's taking me a while. I think I saw some very contemporary black and white sinks while I was web surfing. It's true the black will be hard to clean but you would get a really cool look from black and white and the toothpaste and soap would not show as much. Go for it with your selections. You have great design taste! I have Jerusalem Gold as my kitchen backsplash and I chose not to seal it thinking it would change the color and make it shiny. My husband just spattered a lot of red wine on it. When he cleaned it -- admittedly accidentally with pure bleach from a spray bottle -- he wore a hole in the tile. It just ate away where he rubbed. Comments (18)First question, they go hand in hand somewhat. You see you need to get the bonnet temp dispersed from the furnace to hit recommended temp rise out of the furnace to obtain efficiency and expected life of unit. At the same time if you add more than required heat runs to do this, the room temps will swing horribly causing discomfort. Although you may wish to have additional heat runs to deliver airflow at a lower CFM, with low FPM at the diffusers which result in a quieter operating system. At the same time depending where the registers are placed, certain velocities may be required for the air flow to efficiently get to the areas that need the conditioned air. So you see, it takes an experienced person to weigh all the factors to assure a proper balance to end up with a great system, versus what most people end up with or settle for. Going beyond a 2-stage system,, with a system that precisely varies the input and blower speeds is always an advantage. The benefits is that it works at the capacity required which always changes because indoor and outdoor conditions are constantly different. As we all know a standard furnace is like a car in the hands of a teenager, either always on the gas or the brake. The goal of a great heating system is to be seen and not heard. The variable systems will deliver at a required rate to match conditions with the results being limited temp swings which equates to improved fuel utilization and comfort. Comments (3)Here's a couple of shots of the elements I am working with. One pic is the camouflage and teal in full sun, the other is filtered outdoor light. The full sun board is laying on the same type of floor that will be on the front and back porches. I have placed samples of the interior flooring, a paint strip that represents the tone of the mahogany door, a piece of precast, and a couple of fabric swatches that I am looking at for indoor use.
