There are many reasons why a "Modern" home may be more expensive to construct than a traditional residence, but like all things, the answer is: ...it depends...! One example of greater cost is in the detailing. Modern homes often have one-of-a-kind, special exterior and interior detailing for the simple, clean appearance which is characteristic of Modern architecture. To achieve simple, clean details it may often be necessary for special framing, backing and finishing with tolerances which may not be typical for traditional residences. For example, in a traditional residence may use a standard and commonly available wooden base to cover the gap between the wall finish and the finish floor. By contrast, a Modern home may not have a base at all. The wall (with or without a flush fitting piece of matching color plastic laminate) may be extended down to within 1/2"-3/4" of the finish floor and have a continuous metal channel installed as a reveal to separate the finish wall from the finish floor. Not only would such a detail be more costly, but it could also affect the sequence of installation of the finish trades. It would look super, but certainly cost more than a standard wooden base installation in a traditional residence.

As to choosing a particular white, I chose one that went nicely with our granite counters. We started our reno in the kitchen, and it was the door trim close to the counters that I was concerned with at the time. I dropped a whole bunch of BM paint chips on the counter and had a good look. In our case, the Bavarian Cream was a clear winner next to our Kashmir Gold granite. The project later morphed into a whole house reno, and our white looked good throughout, so that's what we kept using. Our walls are mostly blues on the gray side and grays with blue undertones. One bedroom is Dove Wing, which is nearly white, because a huge leafy tree outside that window gives a green glow to the room. A year later, we're painting our bedroom doors and trim Bavarian Cream and we like it very much. The room door, plus the closet and bathroom doors are outside being painted by DH as I type. I expect I'll get roped into painting trim any moment now, buy hey, I've done more than my fair share of painting over the last year. When these doors are done, we'll be finished with the house! Well, inside.

Those modern farmhouses have several commonalities that I see at first glance. Examples being (some of which were noted): white exterior, white eaves, black (metal) roofs, black window sashes with minimal white trim, Design elements, not an architectural style. large windows, Ok could be architectural if it had a better description of the type of windows and how they relate to the rest of the house. lots of windows, front porch entry, Design elements, not an architectural style. roof gables with a strong pitch and relatively minimal adornment, Now this describes an architectural element that helps define a type of house. and when there are adornments they’re natural (ie cedar), vertical or horizontal siding (or a mix), and usually a board and batten element. Again, design elements, not an architectural style. The house with the black eaves and stucco in that in one example is clearly an outlier in whatever search you ran. Why would that be an outlier? I actually left off others that were described as Modern Farmhouse but were definitely outliers. Some were painted in colors, etc. In short, what they have in common is a simple, bright exterior with a focus on getting as much natural light into the interior as possible. So does any well designed house. So how does that make it an architectural style. I’m sure there are more commonalities, but I really don’t care whether the small contingency of detractors on this forum is willing to accept the term as a style, architectural or otherwise. I just don’t understand why they can’t stay silent if they don’t care to be helpful. It truly boggles the mind. Because it isn't helpful to just throw out terms that really have no meaning. Ideally people come here not only to help their own homes but also to learn and become a bit more educated. I'm sorry if you don't think that's important.

Your home is BEAUTIFUL inside! What a wonderful job you have done with it! I love the old wooden floors, the crisp white trim, and your modern furnishings. It is lovely. You have done a great job with it. I like the beige/gray walls inside, as well as the gray tones that you have used. Your home could look wonderful painted a blue/gray color, if you want a change. You could experiment with some color on your porch with large black modern style pots filled with colorful flowers. Your yard, as I see it, is mostly paved. So, if you want to bring color there, too, a planter under your front window (with the awning) would be nice. Trust your judgment AND taste. You have both!
