Comments (5)I like Visbeen too, but would never have the coin to build one of his plans. Most are a bit big for us. But great character. (A gym under the garage? Sweeet) I really also like Stephen Fuller. Lots of character details, efficient use of spaces. On our 'short list' is the Wakefield, but he's got many variations on the int/ext in the "Classic Suburban" collection. It's got many of the features you (and us) want: adults down, munchkins up, good light for the kitchen, some 'southern charm' like porches front & rear. I especially like the extra living area upstairs. Gives the kids a public place to hang out all their own. It does have a detached garage that I suppose could be enlarged to 3 wide or tandem depth, and you could always flip the plan to get it on the right. Comments (50)We are about to start a custom build in Gallatin, TN (on the water) and we are looking at $240+/sf NOT including land (we have owned our land for awhile). I will say that we are planning on "upgrading" what can't easily be changed later - insulation, HVAC, civil work, etc. My husband has been diligent with scoping the "bones" of the house and my job has been the "pretty" parts of the house. I am spending money in the kitchen (Mouser cabinets, marble countertops, Wolf/SZ appliances) because I cook A LOT and this is important to me. I will budget in other areas that we can easily change later or that just aren't that important to us. We are both really handy and can do a lot of work later if we have to. Mind you, this budget doesn't include much landscaping and does not include the drive to the street (250 ft of asphalt or concrete). I just want you to be realistic - the true SF cost is the level of finishes you are comfortable with (assuming you own the land). Be honest with yourself about what is important. Comments (35)I am in Texas, rarely heard house has basement, I guess Texas soil can not do basement ? There's a lot of soil variation within Texas. :-) Just in my area alone (Central), there's solid alkaline limestone on one end of the spectrum (underground basements in this case would require blasting, I assume; usually cost prohibitive), and then there's heavy, expansive clay on the other (which exerts a lot of pressure on concrete basements, resulting in higher engineering and building costs). It really is a shame that there aren't affordable ways to build basements here, being in tornado alley and all. :-( Above-ground safe rooms are an option, as are small underground bunker-type structures. To address the original post, I strongly prefer living in single story houses, but I love the aesthetics of two- and three- story houses. For a multiple-story house to truly make me happy and not cause daily frustration, I would need several items that would likely negate the savings over a single story (tiled risers; storage under every stair tread; pulley-system dumbwaiter for transferring large laundry loads between floors; 1st master suite up and 2nd master suite down). Comments (47)I’ve lived in 2 lofts with high ceilings- one at 14’ the other at 15’. Loved them and prefer them to my little small roomed 8’3” ceilings now. The lofts were open spaces, didn’t have issues with cooking smells (just need good exhaust), was able to heat just fine (in NYC and Boston). These were in old buildings- former 1880’s fire house and 1900 factory respectively. Sounds bounce around in a high ceiling space, so it’s good to make sure you have plenty of rugs, soft furnishings and drapes to help muffle sounds. Long drapes are gorgeous against tall windows. Giant walls mean you have excellent space for giant art, tapestries, rugs on the walls…. Can’t wait to see what you come up with. Please keep us posted!...See Morebrandon7 TN_zone7
