I have a 25" (23" interior width) sink in a 30" cabinet. I would not want to give up counter space for a larger sink. My sink run is 11', and I also have 39" of counter space on the fridge wall opposite.

I'd like to know what sink material you all think is better for rentals; stainless steel or cast iron?

Mags, we have a 36" cabinet on our island. You can fit a lot into this! Admittedly, we are venting into an adjacent cabinet (which saves some space), but we have incorporated:

Triple trash pullouts (Trash, recycling, paper) - love having all three

benjes: I would put stainless in a rental. I fell like they are less likely to get messed up (chipped, stained, scratched, etc).

I agree on the stainless sink for rental. I like the second set of finishes. More trendy. I guess it depends on who your demographic is, though.

I'm 40, so you can take that into consideration with my opinion. I do not like that gray beachy floor with the black stone-like counter at all. I think the medium wood-look floor would make a lot more sense with that kind of counter. For countertop alternatives, you could check out wilsonart Black Alacante or Oiled Soapstone if you want something with less contrasting veining.

I think a faux marble formica like my old country house did would look nice with the gray floors, though.

I like your choices too. The advantage of the dark counter is it visually creates an expanse of counter with the black cook top. Things look a bit choppy. Maybe you could change to a light top, although I think they're all running black right now. I would shift the range down some to create more working space between the sink and range.

I actually like both choices. It depends on what look you are going for. I think the top choice is more traditional looking, and the black counter and grey floor are a bit more contemporary/trendy.

Like your ones. Not you being modern! I vote stainless for the sink too. The look you have chosen is timeless and any bits tenants have will fit in and blend easily. Easy for the tenant to take it more modern with accessories or just do as they please. We have houses that we let to tenants and all of our kitchens are similar to your choice. Never had any complaints. All saw 'wow' when they walk in and see the kitchen for the first time

Although that beachy floor will be less of a pita to keep looking clean!

I prefer your first flooring choice (the warmer color) and the second counter option (the black), and I think they'd look nice together and be appealing to many people.

You might do white tile backsplash in something other than the subway shape. I'm witnessing growing subway tile fatigue.

Where is this rental located? I would like the gray flooring for a beach or hotter climate place- the warm wood for an in town, cooler climate place.

I'd also prefer more counter between sink and range over a large sink in a large sink base.

Thank you for feedback; keep 'em coming. The gray flooring is Trafficmaster allure vinyl planks. It's special order from HD; color/style is Canadian hewn oak @ about $2/sft. Didn't realize but yes it does look beachy. also seems it needs to be ordered from same dye lot so I'll have to order all the flooring to see how a single larger piece of flooring will look. I'm drawn to wood-look vinyl (softer underfoot than tile), although hardwood floors exist throughout the house and am not sure how well the vinyl planks will look next to real thing. The biggest complaint from the tenants is the dark brown flooring. Although it's not really very dark, it prolly sucks all the sunlight from the room, so maybe I'm just trying to stay away from brown.

I'm doing a stainless sink this time. The house currently has the white cast iron sink with the attached drainer. I love the cast iron sinks but DH insisted we go with stainless when we re-did our own kitchen. White cast iron stains after a long while. Since I'm trying to modernize or 'contemporize' the interior, stainless sink might go better. It seems the 25" sink is appropriate so I'll put that in the budget.

@benjesbride - that sink was almost the sink in my own kitchen! That's when I discovered DH didn't really want another cast iron sink.

Test the vinyl flooring with water to see how it and the seams hold up with spills or animal barf sitting along a seam all day. That type flooring used to swell and buckle.

I think if you went down to a 30 inch sink base and changed the cabs to the right of the range to 18s instead of 24s you could fit two 24" base cabs between the sink and range. The 36" all-drawer base cabs are nice, but if you want a longer stretch of counter you could certainly achieve it.

36" + 12" is an option if you don't mind assymmetry and 12" of door/shelves base cab.

eta: I just remembered... with a 24" base to the right of the range, a person--in theory-- could be sitting at a small table and a second person could open the oven without making the seated person move.

I prefer your original picks for a rental. I think it's more timeless and I think the patterned countertops will hide scratches and such that laminate will inevitably get in a rental situation.

The first counter does look a little grandmotherly. I would go with a fairly solid white or light gray countertop or a marble like benjes'. Maybe you could find a marble-look quartz remnant for the little bit of counter you have. Then you could do a light gray subway tile in a 4 x 8 for a modern touch and fewer grout lines. I think the small subways you show are too cottagey.

I'd steer clear of the red cherry floor--too 90s. That cerused oak look is showing up in design blogs. I don't think it's meant to pair with black because usually it's the darkest value in the room. It is trendy and will probably be gone in five years, if it even catches on.

I wouldn't do a wood-look vinyl floor with hardwoods. Maybe a stone or concrete look like the Armstrong Alterna LVT in a quiet greige or gray pattern. They come in 16" squares and are groutable.

This brief GW post from 2009 took me down the path of putting wood look sheet vinyl in our kitchen last year (I'm still pleased with that choice.) She used a wood look vinyl in a similar color to her hardwood. Allsande's vinyl. I recommend getting vinyl planks as close to your hardwoods as possible. If you put a trendy finish next to your existing floors, it'll probably just make your existing floors look even more dated.

I think vinyl planks are a good choice for rentals because you can replace one plank if there's damage. I didn't go that route because I didn't want any seams and because I didn't see any wood tones I liked; at the time all of the wood look planks i saw in the showrooms had a weathered look that wasn't my taste.

eta: I recall the guy on HGTVs Income Property always seemed to used Ikea cabinets, vinyl plank flooring and corian countertops in part because they were durable and repairs were easy if needed.

I vote for the IKEA sink with a built-in drainboard ... BOHOLMEN and as big as possible.

Had one and LOVED it. The drainboard in our installation stuck out over the DW, but there were no problems with the installation.
