Hardwood and transitions to non-matching wood

I'm looking to change the flooring in the first floor of the house. In total it's about 750sq ft. Currently in the dining room is solid oak hardwood that was site finished (I think it's red oak). That wood currently stops in two door ways that go into the kitchen. The kitchen is a solid sheet of laminate, and lastly the living room is carpet.

I'm thinking about putting solid oak hardwood in the living room and kitchen. I have found a few hiccups. One being that I'd prefer pre-finished due to having a toddler and two pets. It would be a big deal for us all to pack up and leave the house due to the fumes from site finishing for a few days. If I put pre-finished down I'm not quite sure how to do the transition in the two doors ways from from the dining room to kitchen. Any suggestions or pictures of how anyone else did it?

I'm not sure if it's common to do two different hardwoods on one floor. I don't believe that I will be able to match the old and new color and finish so I was thinking to go a little darker on the new flooring and maybe use a different shade as a flat/smooth/same transition strip.

I have considered tearing up the hardwood in the living room and (about 250sq ft) and laying down all new pre-finished so that it would match but I'm hesitant to pull up good flooring.

I'll try to upload some photos to give you an idea of what I'm dealing with.
