Kitchen Reno for side-split/elevated ranch - need help and photos

Hi there,

I am planning on redoing our kitchen in our house and I am having a hard time with decisions as there are so many options that we can do. I do not think I would like open concept but I would love to see other people's kitchens with open concept similar to my layout (or closed concept). I have played around with the ikea planner to get a basic idea of what I would like. I will post some photos of my kitchen now and my draft plans (do not mind the different colours, that still needs to be played around with). If anyone has any advise or has photos of the similar layout that would be very helpful!

There was a great split entry kitchen reveal posted here within the last year. Have you searched gardenweb for examples? In the meantime I'll try to remember the user's name. I think he did the whole thing himself. Anyone else remember?

Can you go to your Ikea planner, 2 dimensional view and if you're on a PC "search programs and files" in your home button for "snipping tool" and copy your floor plan directly from the planner?

Ok - I'm back, and hoping to pick your brains once again... While at a thrift store this week I stumbled across a sofa for $75 and am seriously thinking of getting it for our new home. I have it on hold now, but am wanting some opinions as to whether you think it is a style that would look well in our new living room (and what is this style of sofa actually called, BTW?), and if so, what type of chairs, rug and draperies would best go with it? My brother is inheriting almost all of my Mom's living room furniture, so, other than a vintage Indian brass coffee table of hers, I will pretty much have a blank palette to start with in that area. The sofa is in almost pristine condition - just a little piping trim on the lower part coming loose, which I'm sure can be re-glued, and a very, very slight fading on the upper rear part of the back cushions, where the sun reached. I am assuming the good condition of the sofa is due to the fact that it apparently had a slipcover on it at some point - which also is in awesome condition and was included in the price of the sofa. The sofa is a greenish-yellow pattern. Here are a couple of pics of the sofa (please excuse the photo quality and that lump of fabric piled on the sofa, which actually is the extra slipcover.) I'm finally back---I've been a bit bummed as it looked like the reno wasn't going to be a go but our contractor got back to us with preliminary pricing and a start date, mid-July! We'll be meeting with them next week. We've got the financing in place with the bank. He's hoping to have the concrete poured and the addition framed by the beginning of August. We are on a time-line as we'll be living in our trailer and can only do that until mid-October at the latest. He'd like us to consider his Mennonite cabinet maker who does nice work (our contractor does the install) I do want to see some examples that aren't oak, however. I still haven't ruled out IKEA Adel cabinets but with the 5 hour drive to the nearest one, I'm not sure if the cost savings will be as large as it is for some people. Not a quick drive with 2 small children. The contractor is really good about accommodating special requests, my sister-in law's parents are very short and elderly and he installed pull down uppers for them. He seems to be able to tweak nearly anything. I had to laugh, his wife and partner is excited to work on our house as she likes my vision for it (Craftsmen inspired). Apparently every time they pass a home with elements of Craftsmen she makes him pull over to look at it and she says 'see? THAT is the feel Stacy wants'.

The angled corner is noticeable in the plan view., but not so much in the elevation view rendering. However in real life, I think the angled corner will be unattractive and I would not do it. During our kitchen remodel, we cut down the peninsula bar to counter height, but could not move walls or cabinet footprint. At one point of the peninsula, the cabinet and countertop edge are 32” and 31” respectively from one point on a dividing wall at the passage lane from the dining area to the kitchen. It is just one point on the end of the wall and has never been an eyesore or issue. It is a trade off. The larger island is better than the smaller island for scale and your desired use. The island is prettier than the peninsula, if you can fit it. The wall corner is the exterior wall so it can’t be moved or torn down. So after reconsidering the pros and cons, I think the “narrower than ideal“ passage opening, at one point on the wall corner, will not be a big deal for you. The house plans show a window in the area where I thought a pantry should go, so I see that is not an option. What you may want to reconsider is if you can swap the fridge and stove wall. Moving the range hood to the exterior wall would facilitate venting, unless you already have a venting system in your wall I the location as shown.

thanks! kendallinsd I think those window changes to the bedrooms would make a big difference to the curb appeal. by the way, I am not against painting brick. if done right, it will be fine. however, yours is a nice muted reddish tone. I think what's not working is that there's too much contrast between the brick and siding, breaking up the shapes. the mockups houssaon and I did for you look better because it gives your house a more cohesive look. I also encourage keeping (or restoring) that pergola. again, it's part of the midcentury shape of that house that makes it special. but like I suggested before, a wood pillar might look better there. have fun. post pics as you improve this adorable home!

At first glance, I think your dishwasher needs to move to the left of your sink, the range needs to move to that back wall where your blender is, and fridge needs to move to the other end of the wall (where the little cabinet to the left of the range is) and fill the wall between fridge and dining room with pantry cabinets and/or a high cabinet with a microwave shelf. If you want to open the wall a bit, you could just do fridge-narrow pantry-base cabinet on that kitchen/living room wall. sorry if that doesn't make a lick of sense. I'm happy to draw it out if you provide dimensions and door/window locatoins.

Thank you Benjesbridge, I did a quick search through the forums but i'll continue to look. I have added different 2D views from the ikea planner. Again, it is a rough draft so not everything is prefect on it yet. We have two different size windows which we are hoping to fix. I think the stove on the back wall would be too far from my main prep around on the breakfast bar?

We need the overhead view, with the graph paper like background and the room dimensions please.

The long wall (living room) is likely bearing. In some splits both those walls are, not common but check.

To remove both walls will require structural work. Might want to settle that and costs before going too far.
