Comments (11)I've been here for about 15 years now, and it seems to be working out fine. I might actually go smaller next time, and I'll certainly go more modern in design next time...but other than that; it's good. The one thing I did find was that the materials package was significantly nicer than anything we get around here; for instance....framing lumber and plywood all come out of either the NE United States or Canada; so straight, knot free 2x4s which would be called 'clear' here, 7 ply plywood, etc. We don't get ANYTHING like that locally. All the materials were top notch; probably higher than I would have bought, had I put the package together myself here. Shipping was fine, but even back then, it was 2K for shipping; it'd be significantly more now. Nothing was damaged at all. SIP panels, timbers; everything was pristine when I got it and before I ruined it....er...I mean built it. Comments (39)Not sure if you are calling the original plan A or if the first one modified is Plan A. I will make my comments about the two modifications. I like the FIRST modified plan, except I think you need to move that bedroom door for "girl" down the hall. If that child is not a person to clean their room nicely, then that will be about the first thing that visitors see. Guests can see the door to the bath in that one, no mistaking whether it is in use before they get to the point of turning the knob, cuz it shows if open. I do like the two baths back to back, for economy in plumbing. One day down the road, you might consider putting a little powder room where that laundry room closet is. You have the space available from the garage area. Now, I notice in both plans that you have a pair of double doors at the back of the garage. Do you have a riding lawnm0wer/tractor to drive in that side? Is that going to be walled off from the car parking spaces? Looks really good, and that area can be reached from the far end of the deck. Your deck is quite sizeable, so if you are looking for any space in the living room, a really short bumpout. However, that would involve roofline changes and also no straight wall through the LR and garage which might be a load bearing situation....See MoreIt's October 2015- How is your build progressing?
Comments (163)Farmer-just a reminder that most people won't even notice the trim anywhere. How many of us paid attention to all the details we're now consumed with daily before we started to build? Just a reminder to help keep our sanity when it all seems too much! We're still on vacation. We got word that we passes the green point inspection, the town water inspection(we're in CA where our town had had severe water restrictions for many years), and fire. Paver driveway should be finished today. Now we just have to pass the county one. Our builder said we won't pass it on the first go round as the inspector is known for finding something wrong every time-sort of to boost his ego and let others know he's important. Comments (18)Everyone is comparing an apple to an orange to donkey! It all depends on what is being framed, the complexity of the shapes and framing, building code and structural requirements...and how competitive the framing crew wants to be, or not! No one here knows or can say if $24/SF for framing is high, low or appropriate. Post a floor plan, elevation and typical section and tell us where you are located. At least then there will be some common information for everyone....See Morebry911
