Comments (3)You're welcome. I've learned so much from Garden webbers that I'm happy to have helped someone else. I do like your new hybrid layout. As for sizes, take a tape measure and recreate the size your are considering. For example conside the 10'3'' bedroom to an actual bedroom you have now and see how it feels. It also depends on the size bed you will place in there. 10' is a bit tight but again if not used often then maybe it can do. Will your parents visit or move in? As for mudroom bench, we are having benches built into the top of the cubbies so it accomplishes 2 things in one. See pic one of the link attached. Also a list my husband complied for mudroom things to consider. (He complied a list based on research of what other people said, not necessarily need to accomodate everything). lower hook for kids 40 sq feet minimum waterproof paint thick hooks for winter coats thin hooks for smaller stuff window if possible bench drop station open shelves forshoes space for guest shoes water resistent flooring mirror? waste can rough in texture tiles to prevent slipping closet/storage?? when coats not in use Hope it helps and Good luck! Comments (12)Is your pic a picture of your space in question? Are you saying the toilet will be housed outside of this space? I can't imagine a shower and sink opened to a bed area and a toilet housed somewhere else. If you're putting work into tile then I feel it's as important if not more that you rethink the whole idea of a guest room. Is there any way for you to wall off a section in this space to house a toilet, sink and shower and have it NOT be a part of the bedroom space? If I were your guest I wouldn't care about tile. I would care that I'd have to go outside to use the toilet AND shower in the openness of a bedroom. I as a guest however wouldn't mind going through the shed door to another small 'closet' of sorts that houses a shower, sink and toilet....See MoreDo I have the room in my bedroom????

Comments (24)Multiple thoughts, not all in line with the majority: - Five bedrooms is a huge house. The potential field of buyers who want the space and upkeep of a house that large (and who can afford it) is relatively small. More plainly, You're looking to build a house that only a small percentage of buyers can afford to buy. Wanting a thing and being able to afford a thing aren't the same. Your pool of resale buyers will be small, so selling could take a long time, or you might be forced to take less than you want. - Yes, people will like the idea of a "master up and a master down": live-in space for mom, space for a live-in nanny or elder care-giver. Plenty of reasons people would like the space. But the real question is, Will your resale buyer be willing to pay what it will cost you to build it? Personally, I think you'll attract plenty of interest, but you may not attract the necessary dollars at resale to make this worthwhile. - How old are these small children? By the time you finish building this house, they'll probably be at least a year older -- how long will you want to have bedrooms close by? - I'm a highly practical person: you're talking about a short time when kids are small. To save money, could you sleep in a "non-master" upstairs for this short time, then move downstairs? - How "master" do you see your "masters"? That is, when you say "master bedroom", are you envisioning a slightly larger room with a modest walk-in closet and a private 3-piece bath ... or does "master" to you mean a spacious room with a seating area, a massive closet and a luxury bath? The question isn't just, "Should I have two masters?" It's, "Just how much will I put into a master?" Your own vision of "how much" can make a world of difference in this question. - Don't overbuild for your neighborhood. Remember that the biggest, most expensive house in the neighborhood is "drawn down" by the more modest houses that surround it. - Summary: Don't be caught up in just whether this is a desirable idea -- it is.
