Comments (10)Could you put shower where your vanity is? So a large corner shower, right angles out into room, angle where the vanity is. Tub beside shower, a free-standing soaker? Then toilet where shower is now, and vanity where tub is? This gives you a much bigger shower, much more useable vanity, and less space for tub, but enough for a soaker. Do you utilize the wall where your mirrored doors are in the closet? If not, you could take maybe a foot or so from your closet and add it to BR. Or, keep the 66" in closet, just make the 60" into one 30" door, pocket or swinging. and build a half wall of shelves/storage in the closet....See MorePlease help me create a starting layout for a challenging space

Thanks everybody for your creativity. @robotropolis: Thank you very much for taking the time to both draw up my plan on graph paper and to find a creative solution for the layout. I like where you placed the fridge and stove, and the banquet area under the new generous window is lovely. Unfortunately, we are unable to move the two doorways as they are also in load bearing walls. The areas marked dining room and great room are part of an addition we did many years ago. Also, the old nub wall measuring 2 feet 9 inch also must stay. @debark and others: Sadly, I am not in a position to consider taking down any of those inconvenient load bearing walls. My DH is firmly against even getting a quote on it as he doesn't feel the kitchen should need that much renovating as it is good enough space for him (can you guess who makes most of the meals in our home?), @Peke: Yes sadly all the walls you circled in pink as well as the walls in the south side between kitchen areas and great room/dining room have to stay as is. My current small kitchen is on the right hand area marked kitchen space (west side). The east side marked also kitchen space is currently used for a desk and a bit of seating viewed through opening cut-out (sort of like a ticket booth LOL). This east side area marked kitchen space used to be a dining room prior to building our addition 20+ years ago. Lisa_a I love what you have drawn up too. Sadly, it will need changes to accommodate those load bearing walls. I particularly like that shallow pantry idea. Do you think we could just have the seating on the either side of the window cut-out. Those seated can be seen from the cut-out (not as nice as what you have drawn, but still a thought. Good point about the molding around those two south door ways. I will be sure to account for those lost inches as the door ways have French doors on the that swing into the kitchen. Everyone, Anymore ideas that work with keeping those unfortunately load bearing walls as DH is not budging on that position? I appreciate everyone's help. Comments (8)So, it sounds like you're willing to modify/move the window...is that correct? What about the garage doorway? Is the garage "below" the pantry part of the Kitchen and to the left of the Dining/Living Room? A full-floor layout would help a lot! . Edited to Add (ETA): I'm guessing you aren't willing to remove the brick wall - correct? What's behind it? Where exactly are the "alcoves" in the brick wall & their sizes? Key information! Distance from finished floor, distances b/w the them, distance from the window wall to the first one, distance from the second one to the end of the brick wall, dimensions of each alcove (WxDxH), etc. Has that wall b/w the Dining Room & Kitchen been taken down yet? If not, how thick is that wall? What is the size of the Dining Room? Where is the Living Room? The Bedrooms? Powder Room/Bathrooms? Other rooms? Also, what are the dimensions on the "Pantry" side? Specifically, the dimensions on the window wall, including the dimensions of the bay window and the window well. How far is the (I assume) garage door from the left wall & from the end of the wall on the right? How wide is the door (including trim)? Finally, as a cross-check, what is the width of the opening b/w the right brick wall and the left Dining Room wall -and- the width of the space b/w the bottom of the brick wall and the beginning of the Dining room wall?...See MoreDesign-challenged person needs help pulling open space together!!!
Comments (9)Sabrina Alfin Interiors - I like the idea of switching out the chairs and light. Getting rid of the table itself isn't an option right now. We purchased and redid a gorgeous craftsman style house in the PNW (the table fit in perfectly there) two years ago, and as soon as we were all settled in we had to relocate to Florida for work. Not too many PNW craftsman styled homes here! With all the expenses of the last few years, a new table isn't on top of the priority list, but new chairs and a chandelier are totally doable. Sammie J, decoenthusiaste, and oaktonmom...agree with you as to the bizarre lay out. As it is now, the dining room is the corner part of an L shaped layout - with a massive TV/great room on one side (not shown in the photos), and the informal seating area (by the kitchen) on the other side. Unfortunately, it isn't an option to flip the rooms. For some electrical code reason (the details are fuzzy), we can't add the type of lighting that we would want for the dining room if we were to swap the rooms. It has something to do with whatever the previous owners had done when they re-plumbed/rewired the house a few years ago.
