Heat pump vs combination AC and furnace.

My daughter is renting a house which has had ongoing problems with the air conditioning. The system is 30 to 40 years old and the ductwork is original. In short, the system needs to be gutted and all new equipment installed. The property owners have FINALLY agreed that it is time and we are beginning the process of replacement. The house (1300ft)

is in Charlotte NC and has separate AC and furnace heat. I have had nothing but heat pumps since living in my house sincere we did not have gas available.

My question is how much more is a separate AC and furnace initial cost as opposed to a straight heat pump? I know that the efficiency is likely better with the combo, but I suspect the landlords are going to go with whatever the cheapest installation is. Can a slightly more expensive system pay off for them in the long run for re-sale? I am trying to gather information to help them make the most beneficial decision for them as well as future renters or owners. Thanks
