Comments (16)Thanks for the feedback everyone! A little more information, we live in the San Francisco Bay Area, and the local building department allows us to only have an engineers stamp, it isn't required to have an architect. Additionally, our builder (while not an architect) has a lot of experience drawing up plans, and if we could find a floor plan that only needed some modification then he could draw up the plans. Maybe we will end up going to an architect after all, however at the moment I'm just trying to collect some floor plan options to see if we can avoid it. Ideally, we are looking for a single story home that has a large great room, windows in the kitchen, 3-4 bedrooms and about 3000 square feet. We don't need a seperate dining room, or formal living room, though if a plan has a dining room we will turn it into an office, or some sort of other "flex" space. Comments (15)I actually like the layouts. Friends of ours have a second home where from the front, it looks like yours - long porch with entrance to the house and the MBR set back with French doors to the porch on the left side. That part of the porch is hardly ever used, and when they're having guests and someone might use it, they just close the drapes to the MBR. Their porch is continuous all around the house. As for the master bath and closet,a I always thought having the entrance to the closet from the at broom made no sense...until I lived in a condo that had it set up that way and I loved it - it was very convenient to go right tp from the shower to the vanity to the closet and back to the vanity. I would personally eliminate the door from the master bath to the laundry, but I also don't see it as a problem if you think it would be useful. Re the coat closet, you might consider moving the powder room to where the vacuum closet is now, and put the coat closet where the powder room is and the broom closet where the coat closet was....See MoreHELP WITH KITCHEN/DINING/LIVING ROOM FLOORPLAN
Comments (12)Your house is currently a single story, correct? Financially, you might be better off tearing off the roof and adding a second story rather than adding on, as long as your foundation can handle it. Put most of the bedrooms upstairs and reconfigure the downstairs footprint to house everything else. I agree your reconfigured space is lacking in design. For all the upheaval, you aren't gaining much in terms of cabinet space as compared to what you have now. The dining area looks more appropriate for a family of four than for a family of seven. This is one of those cases where moving really might make the most sense if you feel your home isn't working for you. I've lived through these types of renos with a big family; it's tough going. You are looking at months and months of major disruption in addition to the costs. Comments (2)Here’s what I would suggest. This way you are taking advantage of any views you may have. The dining area is now more accessible to the kitchen. Any clothing type storage would be right outside the bedroom. Suggest taping out the sofa and chair on the floor so you get the right sizes....See MoreRelated Professionals
