Comments (91)Molly3573-I did not strip the cabinets -clean /fill/prime- The base board trim is just taller base trim from Home Depot- I used the pre-primed faux wood stuff and I used a newall (sp?) post cut down for the corners of the island and corner guards for the corner of the cabinets to dress them up. The bead board was just the pine bead board sheets (4x8) at Home Depot primed and painted with the same. I did not glaze them like the cabinets. All attached with a brad nailer- small trim nails would work and a hammer-but take longer- hope this helps -adding crown molding really gave the best bang for the buck as an upgrade- good luck with your kitchen!...See MoreIf after 3mo contract - no sales - change realtors?
Comments (39)ur realtor has done a great job and in two months we have had a lot of lookers but no offers. I really don't think it is over priced but she is talking about lowering the price. Our competition is new construction and some have gone to that. The two things people don't like so much are the smaller 3 bedrooms and a smallish entry which we cannot change.It would bring a new set of lookers. Almost all of the lookers we have had were from her realty co...tho not all from her office. So if we were to go with another large co. does it stand to reason there would be another whole set of lookers? I've said it before and I'll say it again. I love this site because it gives me a window into the minds of sellers. Mar-cia, WOW! You have read on here the nightmare stories that sellers have with their agents. For the most part, the people that post here are unhappy with them. Their pictures, their advertising, the lack of activity, they arent doing enough etc. YOU have an agent who you are happy with, she does alot, she advertises, she gets people to look at your house, you yourself said she has done a great job but you want to change realtors because she hasnt brought an offer? NO ONE, can make someone buy your house. All she can do is market it to the right audience. It sounds as if she's getting them there and they are choosing new construction. That in itself means your price is too high. If they can get new construction the way they want it, the colors they want, the cabinets they want, the room sizes they want, for the same price as yours, they are going to go for it. Your buyer pool has just been limited to someone who wants something "newer" but can't wait for new construction. The next "new" agent that you sign with will most likely want to lower the price too because it didnt sell. If you are in the MLS system, you are already reaching the other offices. Just my opinion, but your house looks on the cold side to me. I would warm it up with some warmer neutral tones and reduce the price like your realtor advises. The longer you are on the market, the lower the price goes. Comments (27)@Jim Mat - What a stupid insulting post. I didn't do "everything right" but thank god I took advice from posters and exercised common sense in terms of hiring excellent work people. I was smart enough to know what I didn't know although I did a lot of reading and research so that at least I could ask intelligent questions and have some sense that the people I hired knew what they were doing. My doing "everything right" was essentially at the front end when I chose my designer and GC prudently. If my procedures which I think were right were in fact "wrong" in your opinion, then the appropriate way to do that would be to challenge my "right" opinion. At any rate, I think there is a tacit kind of etiquette on the Board in which people don't insult other's end products in terms of taste which most forum participants adhere to. If someone solicits an opinion on matters of taste, it's open season but pretty stupid to just add an "I don't like - it's hideous" when that isn't the subject matter. And I am not "insulted" by what anonymous people post on forums. I just am writing this because I think posts like yours and the one insulting my finished product make this forum less productive because it creates a potentially hostile environment for those either seeking input or those offering input. I like my bathroom tile work a lot which is all that matters AND I know that the behind the scenes stuff like waterproofing was done properly - that was a combination of my reading lots of threads on showers on this forum - reading other stuff - questioning my GC, designer about how they were going to proceed. So yes, I did feel I did something "right" in terms of proceeding. If someone thinks the slivers in the OP's picture represent attractive high level of workmanship, then so be it - that's their opinion. My experience and those of others is that a high qualified tile setter spends a lot of time before laying a single tile to determine the optimum way to configure the tiles. If the tiles have some kind of variegation, they also spend time laying out the tiles so colors and patterns aren't clumped unattractively. My bathrooms had layouts posted showing exactly how the tiles were going to be laid before a single tile was placed. I write this "manifesto" because down the line, perhaps some person will then realize that SOMEONE needs to discuss actual layout with the tile setter or the end result might not be what they want or the optimum aesthetic end result....See MoreCan I change cabinet config after install?
Comments (21)The pantry door hits the wall. Also, there isn’t enough space between the bottom refrigerator door, that opens outward and the cabinet next to my oven, which you can’t see in the picture. So, when you want to get something out of the freezer, you have to walk around the door and stand on the side of it. A counter-depth refrigerator might help a little but won’t solve the problem completely. Also, by moving the drawers to other side, they no longer align properly with the top cabinets, such that the smaller drawers and smaller cabinet should align and the bigger, likewise.
