Selling Mom's House

I tried to find my old (a few months) post asking your opinion as to what is the least that should be done to sell a house. I thought I'd update so here's a new post.

This is a 1960 split-level that never had any rooms redone, apart from painting once in awhile and new carpet in 1969. We ended up:

painting inside only as outside was still ok
re-finishing the wood floors upstairs
covering the downstairs linoleum and concrete with carpet
having the landscaping done (big yard)
gave a credit for the roof that needs to be redone

In Portland, the market has so little inventory that people snatch up houses then easily get their earnest money back when they figure out the cost of renovation--very frustrating. This happened twice, then the third offer stuck. We had to take less than asking, but it was still acceptable. It's obvious that most buyers want new and pretty, for sure!
