Feedback please - Active Retirement duplex plan
Comments (1)Overall, I like it and think it's well thought out. There are a few things that, personally, I would do differently - mainly, I'd try to rearrange things in order to move the laundry room access to the hallway near the bedrooms. It's just easier to do laundry if your washer and dryer are close to the bedrooms. But I understand that sometimes these things aren't possible. I would move the access point of the pantry that's by the fridge to open into the hallway. Alternatively, I'd eliminate the other pantry altogther and keep the one by the fridge just as it is, because you don't have as much counter space as I'd like to see. I can't tell which entry is the main or "front" entry where guests would come in. Personally I prefer an entry into the living room instead of the dining room. Assuming there is no reason in particular for the placement of these rooms (such as a view that you want to take advantage of), I would "flip" the dining/kitchen/living if the front entry is currently in the dining room, and besides just perferring the way it looks, I have another reason: I have my dining table positioned closer to the front door than my living room, and a lot of times, people will seat themselves at the table right after coming in. I'd rather they go back to the living room but have to be alert and quick to stop them from sitting at the table... But, like I said, the arrangement looks like it would work well overall, and admire the use of space....See MoreVirtual Tour Of Our Home - Feedback Please!
Comments (20)Did you know your house is listed twice at realtor.com? MLS 514935 virtual tour, 4 Bed, 3.5 Bath MLS 566806 no virtual tour, 4 Bed, 3 Bath - 2,870 Sq. Ft. I decided to try the tour with the realtor.com link and was surprised that I was actually able to view it. Let me tell you, my computer was screaming! Both processors were getting hot, I could hear the fans go on and off. With my 2 Intel Xeon's at 3.20 GHZ each, and 2 gigs of memory, I would hate to see someone with a less computer try to view. What was she thinking? Next, I found her descriptions to be a bit wordy, it was hard trying to read and look at the video and was easier to bring it up as a gallery, then move it on my own. In the back of farm there is a tree or two down. If the camera was in a different spot, they probably wouldn't have been in the shot. I would remove this. She needs to go back and read what she has written: description for home office / formal living room - space features crown molding, beautiful french doors opening up to the front porch and 10 foot ceiling. No need for an office? This room could just as easily be a formal living room with it's proximity to the front door, hickory flooring, and the same beautiful details as the rest of this home - French should be a capital F, I would also reword it. Family room - one level living with plenty of room to spare on the upper and lower level. Decorated with fashionable colors and with an incredible floor plan. Family room shot 2 - this angle shows the breakfast area beyond - then it goes to a wall. Why wasn't it taken more to the left to actually see the dining area? Master - large & spacious - pans to a wall. Kids room - anal but the electric cord from the spider man lamp is what my eye was drawn to. I would push the dresser left a little to hide the outlet. Childrens bathroom - fun colors yet tastefully decorated - perfect for that whimsical side in all of us or super easy to change to your own taste bonus room - large & spacious - pans to a wall. If someone is able to view the tour they will see your beautiful kitchen and an over all gorgeous house. We were looking for a house like this as I love the outside. Unfortunately I couldn't find one for sale in our price range to see the floor plan. She also mentions the floor plan, have you thought to include the floor plans in the listing?...See MoreYour Suggestions before we finalize our retirement home!
Comments (72)CP Artist My father will have no problem using the bathroom for his short visits. He will wheel himself in the bathroom and wheel back out, like he does in his own home. If he needs a shower he could use ours. I agree about the pantry. That will be replaced with long cabinets that are straight on rather than an angle. We are expanding the master bedroom out two more feet to make our master bathroom 2 feet wider. We will rearrange the master bath and have the door to the master closet entrance from the bathroom. This will give us more wall space in the bedroom for a dress so that the windows on the back of the master will be converted to French doors. The doors will allow larger furniture to enter/exit with ease. I don’t anticipate any problems getting furniture in the other two bedrooms. The hallway and doors are wide. We looked at two other furnished homes that were identical to this model, but smaller (1850 sq feet). Bedrooms 1 and 2 were furnished without the owners expanding the hallway and doors. The dining room may be a little further. I’m actually OK with that. I wanted a wide window to help bring light into the family room. For us, the dining room is one of those rooms, that rarely gets used. My husband and I will be using the kitchen island. I agree about the 1/2 of bath. We have 11-12 more years until we retire! For now, I wanted a 1/2 a bath closer to the garage entrance for my husband and friends to use without tramping across the house. Now, I am contemplating on the ceilings. I think I’m going to do 10 foot in the kitchen, family room and dining and 9 foot for the rest of the house. The models we looks at, had cathedral. I’m not a fan of cathedral in the kitchen with the uneven cabinet or dust to collect. Again, thank you so much for your input. Everyone did a fabulous job helping to improve this floor plan. Comments (9)Dear mabeldingeldine, If you're thinking of removing walls, you should have a partial house plan drafted including the spaces that are adjacent to your kitchen first. You may be able to do this using the software you’re familiar with already. This way anyone responding can "see" what you're talking about and what the impact to your house plan will be without guessing. As an example: Remove the wall between the hall and the kitchen? How wide is the hall, which kitchen wall is it on? How much wider or deeper will your kitchen potentially be? Etc. Also, seeing your house plan may help you make decisions on exactly what you are willing to do, or how far you’re willing to go with the reconfiguration of your house plan, to get what’s truly possible for you. Hope this has been helpful. Joe Brandao Kitchen Design Company...See MoreUser
