Moving laundry to basement to gain larger master bath?

I'm building a small production home and I'd like to get some opinions on moving the upstairs laundry all the way to the unfinished basement in order to gain a larger master bath/ closet.

Here is the floor plan.

While having the laundry upstairs would be convenient the lack of an actual laundry room is a problem for me. Ideally I'd have space for a rack and cabinets, etc. I also really want a separate soaking tub and shower in the master bath. If I move the laundry to the basement it would free up some space for the bath and give me more laundry space (albeit all the way down in a dark unfinished basement). In addition to the separate tub/shower, my dream bath would have the toilet in a little room too, but I'm pretty sure there's just not enough space for that. I will be going down to just one sink as I've never cared for his and her sinks.

What do you think. Is it worthwhile to move the laundry? Will that even free up enough useful space?
