May not build - what is fair to builder?

We are still in the planning stages of a new home build. Plans are finalized. Most bids are in. Still working to get the price down on some bids.

I am talking only to one builder. Long time friend. Great builder. If we build, he is the only one we will use.

That being said, we are getting cold feet and may not build. If that ends up being the case, I want to make it right to the builder. I have no contract. I understand bidding jobs is part of that business, but I want to compensate him for his time. I am not going to ask him what is fair. I intend to hand him a check and shake his hand. What is a fair amount to give him for chasing down bids and working with the architect to get plans finalized?
