My gardening business falls into this niche and Realtors all the time are saying "oh yeah! we need that! We forget about the outside" but people are rarely willing to pay for it. They'll mow the lawn, but how expensive is a flat of pansies? So I agree that cleanup and tidying and generally making things look nice is the order of the day. Think about what you wouldn't want to take care of right after buying a house, or what would turn you off when you were looking at property, and get rid of those things (you mentioned crappy edging). Then throw in some annuals and mulch for that homey, finished look. Leave out splurge items (large tree, specimen plants) that would just draw attention to the fact that the landscape is bare or unfinished. If the owner was paying taxes directly to the local government then it is likely everything is slowed down. It is certainly in the banks best interest to ensure the taxes are current assuming they are the owners during the auction. Best thing to do is hire a good attorney to conduct your real estate purchase and be sure to purchase title insurance at the time of closing (in your case probably 200-300 dollar one time fee). This will ensure your ownership right in the house at the time of purchase forward. If there was a procedure failure or someone missed something the insurance policy will kick in and resolve the issues without your losing the property but still holding the debt. Comments (6)Find a good dealer that you like to work with....that you have a good vibe with. Most dealers will have "middle of the road" cabinets. Forming a good relationship with someone in the business can really help you out in the long run. Better service, more experienced, better designs....trouble-shooting...getting great deals on scratch-n-dent items....etc. Call around to a few dealers, explain that you'll be needing cabinetry and countertops as a flipper....X amount per year and you're looking for someone to work with. Pick two or three to visit. Send them a simple L-shaped kitchen design to quote for you (ahead of time). See who you like best and take it from there. Comments (40)We are about a week away from putting our home on the market. It has taken us two years to completely renovate and fix things (new septic going in this week) so it is turn key and totally updated (except for one bathroom that has the pedestal sink and tub with sliding glass doors-realtor said it looks great). When I renovated my master bathroom and kitchen I did it with resale in mind. Neutral colors, subway back splash, stainless steel appliances, etc. I did this knowing that in our price range (low 500k) people expect all this. They do not expect to walk in and have to do one damn thing and I do agree that with the shows on HGTV many are disappointed when they do not see the homes looking like an after photo from a show they watch. My son and DIL are buying a new home, their first home. It needs some TLC. My DIL wants granite and expensive flooring in a small home in a neighborhood that will never give her that money back in return. My son has to bring her down to earth. She loves HGTV. Coincidence? Everyone wants a home like the after pictures on HGTV. I think it is great for people to dream, I think watching the shows help a person see what can be done if renovating or building a home and they aren't great at picking colors or putting floors, counters and tile together. It can give you ideas. My favorite show is House Hunters International. I love seeing the different places they film in and what the houses look like. I also watch Beach Front Bargain, Fixer Upper and Love It or List It is pretty fun to watch as well. I'm done with Property Brothers and Flip or Flop. Booorrrrinnnggggg....See Morenosoccermom
